Welcome to Trains & Tranquility (TNT) Suite in our charming, smoke-free home in a quiet neighborhood right in downtown Davison! Enjoy a fully furnished 2-bedroom apartment with a private entrance, a well-equipped kitchen with in-suite laundry, a generous dining room with a small office area, a spacious living room, and 2 cozy bedrooms. Delight in the amazing global décor as you enjoy the passing trains.

You get this entire private apartment, not the entire house. There is another apartment in this house.
Spacious 2-bedroom apartment, fully equipped with just about everything you need.
Private entrance with an electronic lock.
A well-equipped kitchen includes all new appliances, cookware, and essentials.
In-Suite full-size laundry. (Bring your own supplies)
Sleeps up to 6 with 2 comfortable queen beds, a cot, and a couch (not a pullout).

**Smoke Free/Fresh Air**
Our house is a smoke-free environment. There is to be no smoking or vaping in or near the house. If you want to smoke, please go to the designated smoking area/sitting area at the back of the backyard. Place all butts in the butt bucket provided and all trash in the trash cans. IMPORTANT: Give yourself a few extra moments to air out afterward before entering the house. The smell really gets into the fabrics and upholstery. Please do not burn incense or use any other strong, lingering scent in the house. No cooking of seafood or fish in the house. You may use the grill outside.
$250 extra cleaning fee for violations.

**Quiet Time**
Others are living here as well. So out of respect for all, we ask that noise be kept down at all times and quiet time be observed between 10 PM and 8 AM. We don’t expect silence, but we also don’t want others to be disturbed by ya. : )

**Toilet**
Absolutely nothing except normal toilet paper and tissue is to be flushed! Absolutely NO: Wipes, Feminine Products, Facial Cleaners, Toys, Q-Tips, etc. Even if it’s advertised as flushable or you think it is flushable. ONLY normal toilet paper and tissue. If the sewer is backed up after your stay, we will charge for plumbing services.

**Items for Owners Only**
There are areas contain items for owners' use only. These are clearly marked. They are not to be used by guests. We will have to charge you if you use these "owners use only" items.

**Security Cameras**
For safety, we have security cameras on the exterior of the house. These are positioned to view the parking, entry, and/or yard areas.

**Long Stay Cleaning Fee**
If your stay is 30 days or longer, you will be charged an extra cleaning fee to do a deep cleaning on the space. This can be paid directly through the guest portal link that will be sent shortly after your reservation is confirmed.

**Room Cleaning**
Most of the time, we stay out of your area and respect your privacy. We will clean the area after each stay. You are welcome to wash the sheets, etc. as needed during your stay. You will find a vacuum, broom/dustpan, and mop with a bucket in the mechanical closet across from the bathroom. There is Lysol cleaner under the kitchen sink and in the bathroom. These are provided for your use in the event of accidents and messes.

**Paper Products**
We provide a starter supply of paper products. If you need more, you will need to go buy them.

**Early Check-in/Late Check-out**
We can rarely accommodate an early check-in or a late check-out. We need that time to clean and prepare the space in between guests. Thank you for understanding.

**Lost/Left Items**
Sometimes guests leave items here. Who hasn’t done that, right? : ) However, we are not responsible for lost or left items. If you have forgotten something, please let us know. Often, we can mail them out, at the guest’s expense.

**Cancellations/Refunds**
There is a 10% processing fee for all cancellations/refunds. We have cancellation policies in place and will follow them without exception. We suggest that you get travel insurance to cover disruptions to your plans.

**Air Conditioning**
There is a supplemental heat/AC unit in the dining room and each bedroom. Use the controller mounted on the wall to adjust the temperature up or down. Do NOT attempt to move/remove the controller from its mount. Use the remote to turn units on and off, and to adjust temperature only. The use of other buttons can disrupt functionality.

**Heat**
The main furnace is set at a reasonable temperature. There is a supplemental heat/AC unit in the dining room and each bedroom to use as supplemental heat if you desire. Use the controller mounted on the wall to adjust the temperature up or down. Do NOT attempt to move/remove the controller from its mount. Use the remote to turn units on and off, and to adjust temperature only. The use of other buttons can disrupt functionality.

**Pets**
• There is a $60 pet fee. We will collect that at check-in either in cash or via the app, whichever you prefer if it was not already paid at booking.
• You are responsible for your pets at all times. They are to be contained (i.e., crated), and quiet when you are not with them. You are responsible for all damages and messes they make. Excessive barking/noise is not allowed.
• You are required to use protective furniture covers on living room furniture. Some are provided in the living room closet.
• There is a high probability of other dogs being on the property. So please use common sense in restraining your dogs. Leashes are strongly recommended. Not all dogs get along with other dogs. Not all owners want other dogs near theirs. Better safe than sorry. • Clean up any messes. Cleaner and tools are provided. They are located in the kitchen and closet.
• Dog Poo – You are expected to pick up after your dog outside. No one wants to step in poo. :(

**Grill**
We have a small BBQ grill on the front porch. You are welcome to cook your food directly on it or line it with tinfoil. Please move it onto the pavement or into the grass before using it. DO NOT use it on the porch.

**TV**
There is a smart TV in the living room. The remote is on the shelf in front of the TV. We don’t have cable. Some apps are free, others can be used when you log in with your account info. Don’t forget to log out before you leave. See the channels pages here in the guide for more information.

**Parking**
We have free, on-site parking for each rental area. There are 3 reserved spaces on the RIGHT-hand side of the driveway for TNT Suite. The other side of the driveway is reserved for the upper apartment in this duplex.

**Garbage Day**
Please put your trash in the garbage can near the parking area. If you are here Sunday night, please put all the garbage cans out by the curb Sunday night for Monday morning pickup.

**Yard**
You may use the FRONT yard ONLY. Do not go into the back, it is for the other Tenants.

**Trains**
As noted elsewhere, there is a train track nearby. You will be able to hear and see the trains passing by. The sounds are minimized & barely noticeable when the windows & doors are closed. For the full experience, just open the house up. :) It can be a fun experience for many, but maybe not for everyone. No refunds will be issued for anything train-related.

**Laundry**
You are welcome to use the washer and dryer. Please bring your own supplies. The washer is a high-efficiency unit, so you only need a tablespoon of soap and a tablespoon of softener per load. Double-check that all your socks, little items, etc. are going house with you. They can get caught under the rubber liner around the tub inside the door.

**Check Out**
• Check-out is no later than 11 am. Late checkout will result in an extra day fee unless preapproved.
• Please place all used towels & washcloths in the laundry basket.
• Please rinse all dishes, put them in the dishwasher, and run it before you check out.
• Please return the TV remote to its place in front of the TV.
• Please remove All trash and drop it in the garbage cans in the parking area beside the garage.
• Please share about your stay in our welcome guide. We love feedback. : )

We love our house smelling like fresh air. No smoking, no vaping, no exceptions—in or near the house. If you're craving a puff, head to the cute little smoker’s corner near the parking spots. Use the butt bucket for your butts and the trash cans for, well… trash.
Pro tip: Give yourself a minute or two to air out before coming back inside—the smell clings like glitter at a craft fair.

Wonderful home-away-from home for 10 nights.

This house was just right for our stay to be near family in Davison and Goodrich. We came during the heat wave and the AC units in the dining room and bedrooms made the house completely comfortable. The house is in walking distance to downtown, the stores and the park that has a playscape for little ones and a great bike and walking path. The home owner was super quick to respond to any questions or requests. It's a clean, affordable, nicely appointed and comfortable home in a safe neighborhood. Would definitely stay there again!

Beautiful Home Away From Home

Beautiful property at beautiful location. We stayed here over the Thanksgiving Holiday weekend. The owner was wonderful hostess. She made sure we had everything we needed. The property had an outstanding view of the lake. When it snowed it was even better! Inside was comfy and cozy. The kitchen had all the things you would have at home including scotch tape! The shower was nice and hot! We slept wonderful on the beds. The closet had hangers, extra blankets and a fan iif we needed. The owners put a lot of thought into this place and you can tell. You definitely will be pleased as we were. I definitely recommend this property! Five Stars ⭐️⭐️⭐️⭐️⭐️
