Your toes hit the sand the moment you step outside. This single-level beachfront cottage sits directly on the shoreline in an exclusive gated community on Beach Road - giving you front-row access to crashing waves, dolphin sightings, and some of the most breathtaking sunsets on the Southern California coast. Private beach stairs lead you straight down to the water, and the oceanfront deck becomes your natural gathering spot from sunrise to well after dark.

Sleeping arrangements
Three bedrooms sleep up to 8 guests comfortably. The primary suite features a king bed, full-size closet, dresser drawers, and a TV. The second bedroom has a queen bed and full-size closet. The third bedroom offers a double bed and a single bed with trundle, plus dressers. Bedroom 3 also houses the in-unit washer and dryer, keeping laundry simple on longer stays.

Living space
The open living area is furnished with a comfortable sofa, generous seating, ceiling fan, and a 60` mounted TV - ideal for a movie night or catching the big game. New sliding doors open directly to the patio, letting the ocean breeze flow straight through. Room-darkening shades, extra pillows and blankets, hangers, and iron round out the in-home comforts. A ping pong table adds a fun option for rainy afternoons or evenings in.

Kitchen & dining
The fully equipped kitchen handles everything from quick breakfasts to full dinners. Appliances include a refrigerator, freezer, stove, oven, microwave, dishwasher, drip coffee maker, Keurig, hot water kettle, toaster, blender, and a gas BBQ grill. Cookware, dishes, wine glasses, baking sheet, and barbecue utensils are all stocked. An 8-seat dining table keeps the group together for meals.

Outdoor
Step out onto your private oceanfront deck and settle into the outdoor sofa with the sound of the surf. The gas BBQ grill is ready for evening cookouts, and the fire pit is perfect for winding down after a beach day. Beach essentials - chairs, umbrella, beach blanket, towels, and snorkeling gear - are provided so you can hit the sand without a packing list.

Practical details
The home has central heating throughout. Air conditioning is not available - consistent with most oceanfront properties in this area, the ocean breeze keeps things comfortable. Parking fits 2 cars in the carport. Self check-in via keypad. High-speed Wi-Fi and Smart TVs throughout. Pets are not permitted.

Location
Set within a private gated beachfront community on the `Riviera of the West,` you`re just minutes from downtown Dana Point and San Clemente, approximately 20 minutes from Laguna Beach, and around 30 minutes to Newport Beach.

Please note
A train track runs behind Beach Road and operates from approximately 5AM into the evening. Most guests are not affected, but white noise machines and earplugs are provided in the bedrooms for those who are noise-sensitive.

PARKING- The number of vehicles registered to the home and allowed into the the gate is strictly enforced. Any vehicles over the allotted amount will need to park in the overflow lot adjacent to the security gate and either driven in or the guests can walk in.

NOISE ORDINANCE:
Quiet enjoyment hours are from 10:00PM-7AM. Outside use is limited to quiet conversation only. No music or amplified devices from cell phones to Bluetooth devices are allowed. Citations will come out of the renters deposit, our beach communities have a zero tolerance policy, if security is called a fine will be imposed.

Loud noise isn`t permissible anytime of the day, per city (max 70 decibels from 7am-10pm) and is considered disrupting the peace of permanent residents, noise violations incur a $1000 fine (taken out of deposit) and possible eviction. Thank you for respecting our local residents!

PETS: We`re pet free other then certified emotional support or service animals (Please communicate if you plan on bringing your service/emotional support friend and would appreciate documentation after booking). We do allow some hypoallergenic breeds for a 150 per pet fee. Must be crated or supervised at all times.
