1. No Smoking or Drug Use: Smoking or drug use is not permitted inside the apartment, on the balcony, or in building hallways. This includes cigarettes, vapes, marijuana, or any illegal substances. A $1000 fee will apply if this rule is violated.
2. No Parties or Excessive Noise: Parties, events, or loud gatherings are not allowed. Please be mindful of neighbors and keep noise levels respectful. Quiet hours are 10:00 PM – 8:00 AM. A $1000 fee may be charged if a party is discovered or if building management or neighbors report excessive noise.
3. Community Amenities The apartment complex manages shared amenities such as the pool, gym, and common areas. These may occasionally be closed for cleaning, maintenance, or repairs at their discretion.
4. Trash & General Cleanliness Please help us keep the space comfortable for everyone by tidying up before checkout. One bag of trash may be left in the trash can at the property. Excess trash may result in an additional cleaning charge.
5. Cleaning Expectations Your cleaning fee covers professional cleaning to prepare the home for the next guest. We simply ask that you leave the space in reasonably tidy condition; similar to how you found it when you arrived. You don’t need to scrub the home, but please dispose of trash and avoid leaving excessive mess. Additional cleaning fees may apply if extensive cleaning is required.
6. Check-Out Time Standard check-out is 10:00 AM. If you need a late check-out, please request it at least 24 hours in advance. Approval depends on our cleaning schedule and a fee may apply.
7. Check-In Time Standard check-in begins at 4:00 PM. Early check-in may be available upon request at the time of booking and is subject to availability. The fee is $20 per hour. Guests who arrive early without prior approval may need to wait until the scheduled check-in time.
8. Home Inventory Items within the home are inventoried. Please treat the space with care and report any damage or missing items. Charges may apply for missing or damaged items. If you need anything during your stay, feel free to reach out.
9. Cleaning Concerns If you notice any cleaning issues upon arrival, please notify us as soon as possible so we can address the situation promptly.
10. Packages & Mail Packages and mail cannot be delivered to the property. If you need to receive items during your stay, we recommend using a nearby FedEx, UPS, or Amazon pickup location.
11. Respectful Communication We are committed to maintaining a respectful environment for both guests and staff. Threatening or abusive language toward staff may result in cancellation of the reservation without refund.
12. Guest Verification Reservations must be made using a valid government-issued ID. Fraudulent bookings or identity misrepresentation will result in immediate cancellation.
13. Security Camera For security purposes, there is one camera located outside the unit facing the entrance door. It records activity outside the apartment only. Tampering with or blocking this device will result in immediate termination of the reservation without refund.
14. Registered Guests Only Only guests listed on the reservation are permitted to stay overnight. Unauthorized overnight guests will incur a $100 per night per guest fee. Hair & Drains To prevent clogged drains, please avoid washing hair directly down the drain. Dispose of hair in the trash provided.
15. Key Fob & Parking Pass Please keep track of the key fob and parking pass during your stay. Lost or unreturned items will incur a $300 replacement fee.
