Our beautifully furnished home boasts:
3 Bedrooms and 2 Bathrooms: Comfortably sleeps all your guests. The master bedroom features a luxurious king-sized bed with an en-suite bathroom. The second bedroom also offers a king-sized bed for added comfort. The third bedroom includes two full-sized beds, ideal for families or groups.
Modern Amenities: Enjoy high-speed fiber WiFi and smart Fire TVs in every room, giving you access to your favorite streaming channels with your own login.
Spacious Living Area: The open-plan living and dining area is perfect for family bonding or unwinding after a day of exploration and events! Board games left for you to enjoy time inside.
Outdoor Oasis: Step outside to a private, fenced backyard featuring a dog run on the side year, BBQ grill, and a white rock woutdoor sitting area with furniture – ideal for hanging out or evening relaxation. Challenge each other to some cornhole for some added fun!
Guests have full access to the entire property, including the backyard, with the exception of limited use of the garage. Garage cannot be parked in, and only intended to be accessed when using the washer/dryer. The floor of driveway is very uneven and until redo the concrete, is not ready for use while guests are still allowed to use if desired.
Private parking is available on the premises, but all parking needs to remain on property in driveway that goes from front to back of lot with entry at front and exit gate at back as neccessary.
We will be available to assist with anything you need and otherwise leave you fully with your uninterrupted privacy. Access to the unit, check-in & out, and communication will be fully automated with smart locks and a unique access code for a seamless experience! We are a property management group local in Mansfield with over a decade of property management experience. We will not be in the neighborhood but will be readily available by phone should anything arise. We will supply you with all the contact information you need to get ahold of us, and we have multiple people on staff so you can be served as quickly as possible. Please refer to information sheet in house in the event of further emergencies.

Our home is conveniently located near major highways, making it easy to explore the surrounding areas, including downtown Dallas and Fort Worth. DFW International Airport is only a 25-minute drive away.
Driveway is left open, but we do have a dog gate installed on the side of house that can connect to the fence if desire to keep your furry friends from exiting backyard to front of house. Check-in: After 4:00 PM

- You are free to use the cookware and appliances as they are meant to be used at your discretion.

- Please Pick up after any pets. Additional Cleaning charges may be incurred for failure to pick up after pets. Dogs only are allowed, max of 2 dogs per stay, no more than 50lbs. each.
- Please be respectful of neighbors during your stay, and if you have any complaints or concerns from neighbors during your stay feel free to provide our contact info and let us deal with any issues so you can enjoy your stay and leisure!
- If the house is too cold, or too warm, for your liking use thermostat in main hallway to adjust to the desired temperature. ---------------------------------------------------------------------------- PARKING:
- ONLY ALLOWED ON DRIVEWAY. City strictly prohibits parking anywhere but on driveway, map shown in unit. No street parking. ---------------------------------------------------------------------------- Backyard:
- You are allowed to use the grill on the back patio, and there are helpful instructions attached to it if needed. All necessary utensils are either in the kitchen or inside the grill.
- Sitting Area with White rocks for your use, please do not move/throw/scatter rocks on property.
- Back gate can be used for vehicle exit/entry. Please keep closed otherwise and latched to avoid potentially breaking in wind. ----------------------------------------------------------------------------
Baby Supplies: There is a pack-n-play in the primary bedroom closet.
---------------------------------------------------------------------------- ADDITIONAL REQUIREMENTS/ACKNOWLEDGEMENTS ---------------------------------------------------------------------------- [Reservation Holder] It is required that the named reservation holder is one of the occupants staying in rental, and you may be required to verify prior to check-in.
[Booked Guest Count] Booked Guest Count must be accurate to the best of your ability, and can be altered prior to arrival. We reserve the right to require correction, withhold access, or cancel your reservation if you arrive with an excess of a guest count, or is otherwise brought to our attention. Necessary accommodations will only be prepared for the listed amount of guests.
[Events/Parties] NO parties or events unless explicitly granted privilege IN WRITING. You must also acknowledge:
• Unauthorized Event/Party: If it is discovered renter has an unauthorized party or event of any kind, renter will be immediately be charged an initial fee of $500 for the violation. This does not include any additional expenses or fees we may incur in an effort to clean/remedy the property back to the condition it was provided to renter.
• Demand to Vacate: You may be ordered to vacate the property immediately if we discover a violation of event/party policy, and in this event, no refund will be provided.
[Pets] Allowed with the exception of cats. NO cats allowed. Two (2) dogs max, up to 50 lbs. each. Any pets that will be brought into the home will need to be specifically requested, and listed before/after reservation.
[Payment Processing] Refunds requested by the traveler, and cancellations initiated by the traveler, may be subject to forfeiting the payment processing fee (~3%) depending on the booking platform used for payment that has been collected directly by us. Payments made to channels are will be based on that entity's policies.
[Early/Late Check-In/Out] Any early check-in or late check-out requests must be approved beforehand. We can only accommodate this if it is not affecting a turnover after a previous guest or a turnover for same-day check-in. [Damages] • If renter damages the home or any of its belongings, renter may be charged up to the full amount of any needed repair/replacement of items or conditions. • The renter will be responsible for reimbursing expenses to replace/repair any items/contents of the rental that are not returned/present on check-out or damaged requiring replacement. • The renter is responsible for any additional cleaning expenses incurred that are not due to normal wear and tear, or standard use of the rental.
[Holdover] • Failure to Vacate the Property within 30 mins of Check-Out Time/Turnover Crew’s arrival after Check-Out Time: $50 ----------------------------------------------------------------------------

Cute home
Cute home that has been renovated. Benefits: has all you need, popcorn machine, coffee bar, super clean, comfortable floor plan, comfortable beds, corn hole game and all the additional things a family needs. Neighborhood: not the best with police or ambulance running through the night. Cars driving by with loud music all night long Overall good place if you’re ok with the neighborhood

Unpleasant Stay – Would Not RecommendI feel compelled to share my recent experience with a home rental in Grand Prairie through VRBO, managed by the Teixeira team. Unfortunately, this property did not meet expectations on multiple levels.To start, the home is located in a less-than-desirable part of town. The surrounding neighbors appeared to be hoarders — one morning we woke up to a chaotic front yard next door filled with furniture, washing machines, lawn equipment, and miscellaneous household items. It was an eyesore and certainly impacted our comfort.Access to the home is also problematic. Whether entering through the side driveway or the front yard, we found ourselves trudging through areas flooded with muddy water. It seems the ground has not been properly graded, and even a light rain makes the property difficult and unpleasant to navigate.The most troubling part of our stay, however, was the presence of roaches. We discovered dead roaches in the kitchen and, disturbingly, one still alive in the hallway leading to the bedrooms. My husband chose not to tell me during the stay, knowing I would’ve left immediately. Shockingly, upon unpacking at home, I found a dead roach in my luggage — an experience that left me completely unsettled.I reached out to the management company right away by phone and email. I initially spoke with someone who admitted they couldn’t assess the situation and that he would have someone reach out. This has not happened.
