We're excited to welcome you to our spacious and newly renovated Texas home,

located in Frisco, just 30 minutes north of central Dallas.



The moment you step into this beautiful house you will feel like you are home.

It's the ideal home for a family vacation, business trip, special events or

even for having family come visit for the holidays. Our gorgeous modern home

offers all of the essentials to help you have an enjoyable stay, and we even

have a large (non-heated) outdoor pool!



The home has recently gone through a complete interior and exterior renovation

- with unique features that are sure to please everyone in your group. The

main living room is comfortable and spacious but we also have many more spaces

to spend your time, including an indoor/outdoor sunroom with a beautiful cedar

wood design and a large backyard with gazebo.



Each bedroom is decorated perfectly to make you feel welcome. We put a lot of

thought into making sure each bedroom has all the necessities just like you

have in your own home. Each bed has a memory foam microfiber mattress, pillows

and bedding set.



The bedroom layouts are as follows:



* Master upstairs: 1 King bed, 1 Sofa bed, & 1 Toddler bed

* Upstairs bedroom 2: 1 Queen bed

* Upstairs bedroom 3: 2 Double beds

* Upstairs bedroom 4: 1 Double bed

* Downstairs bedroom 1: 1 Queen bed

* Downstairs bedroom 2: 2 beds



Bathrooms:



The Master bathroom features a jetted tub with marble tiled flooring, and each

of the bathrooms have been renovated with luxury marble showers. The Master

bathroom shower also has a massage shower head. All bathrooms and showers have

4+4 deep cleaning shampoo, body wash, hand soap, cotton bowls & cotton swabs.



Kitchen:



In our recently remodeled kitchen you will find utensils, dishes, knives,

mugs, condiments and more.



TV:



There are 3 TVs (Smart TVs) that includes Netflix, Hulu, Ruku. These TVs can

be found in the Master bedroom, living room and sunroom.



Games & Fun:



We have a modest collection of board games including Twister, Uno and

Monopoly. Xbox is also included in the house a long with a Foosball table. The

outdoor pool is our favorite source of entertainment at the house, and it's

sure to be a crowd pleaser, especially during the hot summer months!



Location:



Located right by Preston Rd & Lebanon Rd, you will find a large variety of

shops, restaurants & much more. There are several grocery stores nearby so you

can stock up for your stay.



Cleanliness:



To cope with the current situation and provide you with the most comfortable

stay ever we enhanced our cleaning routine:



1- Our team of professional cleaners are quipped with most recent tools to

make the house completely safe from COVID19 and other viruses and germs



2- The cleaning team wears protective gear at all times



3- The house will be ventilated before each cleaning session



4- After every cleaning session the house will be disinfected which includes

sofas, rugs, drapes, and frequently touched surfaces.



5- All linens are washed at the highest heat setting. That includes bed

sheets, mattress covers, hand & bath towels and kitchen towels.



Guests will have access to the entire house and the garage.

Important House rules!! we try our best to provide a pleasant experience and

we expect the same from our guest.



1\. Pool/patio/Neighborhood quite hours: 9am-9pm, gathering around the pool

and gazebo area are not allowed after sunset



2\. No hanging out in front or back of the house, main door needs to stay

closed and Inside noise cannot travel outside the house.



3\. 4 Primary vehicles Park in driveway through alley, only extra three

vehicles allowed in front.



4\. VERY IMPORTANT: We live in a quiet neighborhood, if noise becomes

intrusive the neighbors will contact host/co-host; if noise continues,

neighbors will contact local police. If police are called to the property for

disturbance after 9pm, I will give you final warning and on a second

occurrence your reservation will be cancelled by the channel/host/co-host

(with no refund and you will leave property immediately)



5\. VERY IMPORTANT: Any suspicious activity which includes but not limited to

weed, narcotic, etc. will not be tolerated, you will be asked to leave the

premise immediately without any refund.



6\. NO PARTIES OR EVENTS, no loud music around pool that travel to neighbors

During Day and night, under no circumstances a microphone or speaker or

karaoke to be allowed inside or outside the house.



7\. Any damages to the furniture or structure of the house is the guest

responsibility and will be deducted from your deposit which is 500$.



8\. We expect our guests to clean after themselves and Maintain the property

and all furnishings in neat order. We expect our guest to clean after

themselves.



9\. Swimming in the pool is guest solo responsibility and kids need to have

adult supervision at all time.



10\. Guests and all members assume all risks of property loss or damage and

physical injury, accident, illness, or death that exist or may exist in

connection with use or occupancy of our property.



11\. Guest shall allow homeowner and their host, upon request, to enter our

property always for purposes of repair, improvement, and inspection.



12\. Household items (linens, *duvets/pillow shams, sheets, towels, remote

controls, utensils, dishware, etc..) are not to be removed from the property.

Damage or theft will be deducted from the security deposit or claimed against

you from the channel.



13\. No smoking!! Trash goes in trash bin any extra bags of trash please keep

inside the backyard in sealed bags, you are not allowed to lay trash bags in

floor or around trash bin, city violation is 2000$ for this occurrence, if we

get cited you will be responsible for the 2000$. 300$ cleaning fee for

excessive trash.



14\. extra number of guests on the premises than the the number of guest on

the booking a 25$ charge will be assessed per extra guest per night.



15\. We charge 50$ per hour for early check in or late check out if we can

accommodate.



16\. We are not responsible for lost or stolen items.



17\. Three exterior cameras at the premises, two in front of the house and one

at the driveway.
