A few kilometers from Cortona, in the small rural village of Fratticciola, stands this splendid 17th-century villa surrounded by the green Tuscan countryside. It is the ideal place for those who dream of a vacation dedicated to tranquility, comfort, and authentic beauty.

The large common areas inside the property are perfect for spending time together, while the division into independent units ensures privacy and independence for each guest.

ACCOMMODATION: The convivial heart of the property is the large rustic living room on the ground floor of the villa, with a large fully equipped kitchen. This room, characterized by exposed beam ceilings, stone walls, and a charming fireplace, also offers a billiard area and a service bathroom. The villa is divided into five independent units spread over three floors:

- “Margherita” unit on the ground floor consisting of a double bedroom with private bathroom with shower, kitchen, and cozy living area;

- “Papavero” unit on the first floor with 2 double bedrooms (one with an extra single bed on request), a bathroom with shower, and kitchen;

- “Spiga” unit on the first floor consisting of a double bedroom (with extra single bed on request) with private bathroom with shower, kitchen, and cozy living area;

- “Fiordaliso” unit on the second floor consisting of a double bedroom (with extra single bed on request) with private bathroom with shower, kitchen, and cozy living area;

- “Ciclamino” unit on the second floor consisting of a double bedroom with private bathroom with shower, kitchen, and cozy living area.

All bedrooms are air-conditioned. The apartments' kitchens are equipped with essential supplies for making tea, coffee, or herbal teas. For preparing main meals, guests can use the fully equipped shared kitchen located on the ground floor. A convenient and functional laundry room with external access is available for guests.

GARDEN AND SWIMMING POOL: On the first terrace, just outside the living room and kitchen on the ground floor, there is a covered area equipped with a large table and chairs. An ideal spot to enjoy your meals outdoors while taking in the stunning views of Cortona and the surrounding countryside.

On the lower level, there is a large covered and paved area equipped with a comfortable sofa area and a ping pong table. Next to it, in a separate space, there is an outdoor kitchen, a barbecue, and a traditional wood-fired pizza oven, perfect for convivial moments outdoors.

Opposite this area is a large, well-kept lawn with an elegant gazebo, a beautiful panoramic swimming pool (14 x 7 meters, depth: 1.40 meters, available from April to October inclusive) and a hot tub (available from May to September inclusive). All this is framed by breathtaking views of the countryside!

There is a private covered parking area and a soccer field ideal for groups with children.
