Set along the water with direct river access, this spacious retreat feels like landing on the best square on the board — complete with a private hot tub, sauna, cozy indoor fireplace with complimentary firewood, game room, cinema basement, and plenty of room for families, friends, and four-legged guests.

Inside, vaulted ceilings and warm natural light create an open, inviting main living space made for gathering. The spacious kitchen is perfect for big breakfasts, après-ski snacks, and easy group dinners, while the dining area offers beautiful river views that make every meal feel a little more special. The home offers generous sleeping space across three bedrooms, a playful loft, and a finished basement entertainment area.

**Sleeping Setup:**

**Primary Bedroom:** A spacious retreat with a king four-poster bed, attached full bathroom, and a charming loft area with two twin beds accessed by a spiral staircase. This room is ideal for a family setup, with adults below and kids tucked away in their own fun hideout above.

**Bedroom 2:** A comfortable king bedroom with a warm, relaxing feel — perfect for another couple or guests who want a quiet place to unwind after a day of mountain adventures.

**Bedroom 3:** Another inviting king bedroom, offering plenty of comfort and privacy for families or groups traveling together.

**Basement Entertainment Area:** The ultimate sleep-and-play zone, featuring the cinema room, two queen beds, and two twin-over-queen bunk beds. It is perfect for kids, teens, cousins, or anyone who wants to be close to the movie-night action.

There is also an additional shared full bathroom for the home.

After a day of hiking, skiing, swimming, or exploring the White Mountains, return home to soak in the hot tub, unwind in the sauna, gather by the fireplace, challenge the group in the game room, or settle into the cinema basement for movie night. *Up to 2 dogs allowed; if bringing one, add them to your reservation; a $50 pet fee applies.
*The top bunk is for children only.
*Grill is available from May 1 to October 31 and propane is provided during that time.
*The fire pit is available for use when there is no snow on the ground. Firewood is provided.
*Please remove shoes and ski equipment before entering the home.
*We provide one bath towel per person and two hand towels per bathroom. Washcloths are not provided.
*Cell service can be spotty in the area. We recommend taking a screenshot of the Wi-Fi info before arrival in case of connectivity issues.
*An additional fee will apply if pet waste or cigarette butts are found in the yard.
*Heating: central air (main floor) and mini-splits (basement)
Please note: To keep the house cool, please keep the sliding door and kitchen door closed. If either door is left open for more than five minutes, it automatically triggers the air conditioning to shut down.
