The Space:
This beautiful waterfront property, located directly on Schoolhouse Pond in Chatham, offers water views from every room in the house! Have your morning coffee, afternoon meals, and evening beverages on the large wrap around deck overlooking the calm blue waters of the pond below. With direct access to the pond via a staircase from the property, you can enjoy all of the great swimming and fishing that this crystal clear kettle pond has to offer, whenever you want. The small sandy shore and calm waters make this a great place for kids, and after a day at the beach, take a nice dip in the fresh water to rinse off.

Inside this spacious 2,500 square foot architectural home, you will find vaulted ceilings with exposed beams, hardwood floors throughout, and of course - plenty of large windows to maximize water views. The first floor features a bright and open living area with sliding doors that lead to the pond front deck, a fully equipped kitchen with a gas range, dishwasher, and island seating, and a dining room with eight seats in front of tall casement windows looking out onto the water. Also on the first floor is a bedroom with a queen bed and en suite full bathroom, as well as another half bathroom.
There are two more bedrooms on the second floor, the master with a king bed and en suite full bathroom, and the second with two twin beds - both with spectacular views of the pond. The fourth bedroom, located above the garage in a detached building, includes a queen bed, a twin bed, private full bathroom, window A/C unit, and seating area with a couch, armchair, and coffee table.

On Schoolhouse Pond

"Family Tides" is great for Cape Cod getaways. The property is private with a nice yard and easy access to the pond. The multi level deck overlooking the pond is a natural gathering spot. The kitchen is well equipped and right off the dining room. A/C is only available in the bedrooms, not in the main living space. This was not a problem during our stay. We opened windows, and ran fans that were provided. The general maintenance of the house is lacking, with a few windows unable to open, and a leaky refrigerator, as two examples of the house's condition. Overall we had a great vacation at this wonderfully located property!

Schoolhouse Pond Gem

We traveled from LA to stay at this beautiful home. The house was perfectly clean with delightful appointments throughout; the beds are very comfortable with top quality linens. The appliances are all brand new- I want that washer and dryer. :) The grounds are really special; the home has a fairy tale quality. The long winding gravel road makes it feel really private. The home and nearby garage apartment "appear" in the clearing as guests round the last bend on the gravel road. Situated directly on this stellar, crystal clean kettle pond- every day we thoroughly enjoyed using the kayaks and SUP's we had rented nearby. There are a lot of steps down to the pond- as is with every home on this pristine body of water- but thanks to the "landings" and the wide brand new steps- the stairs were a breeze as compared to some of the other Pond properties that have steep, scary stairs. We will absolutely stay here again.

Beautiful view

Overall our stay was great. The view of the pond was so beautiful & tranquil. Loved the area, Chatham is great. Very quiet & secluded. The house for the most part was very clean. There were cobwebs all around low & high but other than that was clean. House decor was kind of dated but we didn’t mind at all. We had a very nice time.

Ugly Ducking on Schoolhouse Pond

Upon arrival you realize this is an investment property vs a personal vacation home. Exterior and landscaping are not maintained to expectations for the area. The pond is lovely; clear and clean, which we used daily for swimming and paddle boarding. There are 68 steps from the backyard to the water. The interior is vintage 80s throughout with minimal updates which is reflected in the listing pictures. Be aware that the air conditioning is portable units in each room which are poorly connected to the casement windows with duct tape, allowing insects into the rooms. The units are too loud to operate overnight. All of the bathroom doors in the main house and the primary bedroom door on the first floor do not close and latch! This is an issue for privacy and comfort. We stay at vacation homes 1-2 weeks each summer on the lower Cape. This rental overall didn’t meet our expectations for the area. There is a strict 9am checkout. A Del Mar representative was on our back deck at 8:20am on checkout day!?!
