The Space:

Staying here means experiencing the charm of an authentic 19th-century Tuscan farmhouse, where the building’s history is still visible in its original materials and details. A welcoming and characterful home where Tuscan history and contemporary comfort come together naturally.



Completely renovated in 2026, this elegant first-floor apartment occupies part of the farmhouse and has been carefully restored to preserve its character. Terracotta floors, wooden beams, exposed stone and brick create a warm, authentic and unmistakably Tuscan atmosphere, while carefully selected contemporary furnishings add comfort and refinement.



The apartment features two spacious and bright double bedrooms, both with private bathrooms. One bedroom can also be arranged with two separate beds upon request. The bathrooms are fully renovated, modern and functional, offering a pleasant contrast to the historic character of the house.



The living area is warm and inviting, with a fireplace and original architectural details that make it an ideal place to relax after a day exploring Tuscany. A sofa bed allows the apartment to accommodate up to 6 guests.



The kitchen is modern, fully equipped and designed to be genuinely practical for guests who enjoy cooking during their stay, with an oven, microwave, toaster, coffee machine and all the essentials for preparing meals comfortably.



Outside, guests can enjoy a large private garden surrounded by greenery, with outdoor furniture, a barbecue area and peaceful spaces for dining, relaxing and enjoying the quiet atmosphere of the Tuscan countryside. Private parking is also available within the property.



The house combines the tranquillity of the countryside with the convenience of being just a short distance from the historic centre of Castiglion Fiorentino, making it an excellent base for discovering the towns, landscapes and traditions of Tuscany.



For larger families or groups of friends, a second adjacent apartment within the same farmhouse can also be booked. Together, the two units can accommodate up to 12 guests while still offering generous spaces, comfort and privacy.



The Neighborhood:

Castiglion Fiorentino combines the tranquillity of the Tuscan countryside with the charm and energy of a lively historic town. Its medieval centre, just a short distance from the property, is dominated by the Cassero and offers beautiful views across the Valdichiana, together with a rich cultural heritage that includes important Etruscan remains.



Throughout the year, the town hosts a lively calendar of events, including the historic Palio dei Rioni, the popular Vintage Festival, the monthly Amarcord market and the Castiglioni Film Festival. In summer, the centre comes alive with concerts, traditional festivals, food and wine events and open-air performances.



The surrounding countryside is ideal for cycling, gravel biking, hiking and outdoor activities, with routes through olive groves, rolling hills and small villages. A well-equipped sports centre is also located close to the property, with tennis courts available throughout the year and several facilities dedicated to sport and leisure. Its Olympic-size swimming pool is currently undergoing renovation and is expected to reopen in 2027.



Castiglion Fiorentino is also an excellent base for exploring Tuscany and nearby Umbria. Cortona and Arezzo are within easy reach, while Montepulciano, Pienza, Montalcino, the Val d’Orcia, Lake Trasimeno and the Crete Senesi are all ideal for day trips. Perugia and other Umbrian destinations are also easily accessible.



Arezzo, around 20 minutes away by car, is especially worth visiting for its historic centre, the renowned monthly Antiques Fair, the traditional Giostra del Saracino and its Christmas events.



The town is easily reached by car via the A1 motorway and also has its own railway station on the Florence–Rome regional line, making it convenient for guests who wish to explore the area by train as well.



Whether you come for art and history, food and wine, outdoor activities or simply to enjoy the Tuscan countryside, the area offers something to discover in every season.



Getting Around:

The property is located just outside the historic centre and surrounded by the Tuscan countryside.



By car, Castiglion Fiorentino is easily reached from the A1 motorway. If travelling from Florence or Bologna, the most convenient exit is generally Monte San Savino; if arriving from Rome, use the Valdichiana exit and continue towards Castiglion Fiorentino. Private parking is available at the property.



By train, Castiglion Fiorentino has its own railway station, with regional connections along the Florence–Rome route. From the station, the property can then be reached by taxi or local transport.
