SUMMARY: Waterfront 2-story 3300 square feet new house built in 2023 on the south end of beautiful Canyon Lake close to Startzville, TX. Great lake for kayaking. If you don't want to haul kayaks down hill, there is easy access nearby at Boat Ramp 7. Due to low water levels, no motorized boats can launch from Boat Ramp 7 at this time, but there are other ramps open (check for availability). Also, pontoon boats available for hassle free rental at Crane's Mill Marina approximately 10 minutes away. You can see Crane's Mill Marina from the house.
There are 4 bedrooms (2 kings, 1 queen, & 2 twins), 3 baths, car & boat parking, a large deck w/a BBQ grill, an upstairs balcony, a fully equipped kitchen w/high end appliances, 2 washer/dryer combos, large pantry, coffee/tea bar (+ another in primary bedroom), workout space with hand weighs & mats, 3 large TVs (in living room , primary, & room w/twin beds), internet access, a formal dinning room, a wood burning fireplace in living room, an electric fireplace in the primary bedroom, and large walk-in closets.
HIGHLIGHT: The highlight is definitely the large deck and amazing views that can be enjoyed year-round from multiple areas of the home including from the cozy living room, modern kitchen, elegant dining room, or experienced privately while relaxing in a king bed in the romantic primary suite with its own large balcony.
Very clean home with luxury vinyl floors & granite countertops throughout. Abundant invigorating natural daylight and soothing warm lighting at nights. The ultimate indoor/outdoor living with modern bi-fold glass walls facing the lake on both floors. Blackout curtains in all rooms.
PARKING: 4 car driveway with motion sensor security lights, and an extra space at front for more cars or a boat.
FOYER: upon arrival, you will enter through a modern front pivot door into a 2-story open foyer with a gorgeous 20 foot chandelier that only gets prettier after dark.
KITCHEN: fully equipped kitchen with tons of granite counterspace including a large island that seats 8. Top of the line appliances including a French door double-oven, a warming drawer, an induction cooktop, a microwave oven, dishwashers, side-by-side refrigerator/freezer, pot water filling facet above cooktop, large farm sink, huge walk-in pantry, crockpot, & toaster, and too many bonus kitchen amenities to list. An amazing kitchen to gather in and create delicious meals, all while enjoying the view of the lake. Ice maker on refrigerator and also in bar area.
LAUNDRY ROOM: separate room with 2 innovation washer/dryer combos (all bedding & towels are laundered with fragrance free detergent (available for guests' use).
LIVING ROOM & BAR: relax in the living room on a three person leather couch with 2 electric reclining seats, or on 2 separate swivel electronic recliners, remote controlled curtains, 72 inch TV w/Netflix, Prime, Apple TV, & Hulu, & a wood burning fireplace (firewood provided). An impressive bar with a sink, coffee/tea station, ice machine, a wine refrigerator, plus an abundant variety of glassware.
DECK: great view of the lake on a unique and large partially covered deck that is cantilevered over the cliffside. Perfect spot to lounge on an L-shaped couch or hang out at a table that seats 6. Propane grill available (propane tanks w/extras provided). Favorite spot to stop whatever you are doing to toast the spectacular sunsets. Also, a fun place to gather after dark to enjoy the stars.
DINNING ROOM: formal dinning room with solid wood table that seats 8, under a modern chandelier that casts a warm glow. Light the candles on the table for extra ambiance.
GUEST BEDROOM 1 (downstairs): cozy queen bed, ceiling fan, black out curtains, plenty of drawer space, walk-in closet with wood hangers provided.
GUEST BATHROOM (downstairs): toilet, luxurious shower with an hand-held spray if needed, single sink, LED mirror with 3 dimmable settings & anti-fog option, towel warming rack, & courtesy blow dryer & a guest robe.
GUEST BEDROOM 2 (upstairs): large room w/a remote control adjustable king bed, 3 large windows with black-out curtains, ceiling fan, walk-in closet with wood hangers provided, & plenty of drawer space.
GUEST BEDROOM 3 (upstairs): 2 twin beds perfect for kids or adults rooming together, 60-inch TV, black-out curtains, ceiling fan, walk-in closet with wood hangers provided, & plenty of drawer space.
GUEST BATHROOM (upstairs): shower/deep tub combo, double vanity w/LED mirror dimmable lights plus anti-fog option, and a towel warming rack. Courtesy hair dryer, lavender bubble bath, & a robe.
PRIMARY BEDROOM & EN SUITE (upstairs): expansive remote controlled king adjustable bed, bi-fold glass walls that open up to the balcony with multiple seating areas, remote control black out curtains, 60 inch TV, electric fireplace, ceiling fan, bonus mini-split to make room extra cold, seating area w/couch, a coffee/tea station w/a duo Kerig, mini fridge, and s sink. Spa inspired luxury en suite bathroom with huge steam shower, free standing tub, towel warming rack, double vanity with LED mirror that has 3 dimmable settings back and front lit plus anti-fog, enclosed water closet for toilet privacy, and a huge walk-in closet with wood hangers provided. Courtesy hair dryer, lavender bubble bath, & a guest robe.
EXTRA AMENITIES & SAFETY FEATURES: wi-fi, plenty of soft towels & bedding, throw blankets & pillows galore. Courtesy shampoo, conditioner, & body soap available in all 3 bathrooms. If needed, an extra computer monitor & office supplies for your working convenience while seated at large island or dinning table (both have views of lake). Also, for your safety, there are fire & carbon monoxide alarms, a fire extinguisher & fire blanket in the kitchen, and an emergency ladder in primary bedroom. Paper products such as paper towels, toilet paper, paper plates, and napkins provided.
FRONT YARD (upper level): grassed in front yard enclosed by a privacy fence. Bench swing seating.
BACK YARD (middle level): this is a fun grass covered area to hang out at the picnic table and play games such as axe throwing, corn hole, or jenga. Beautifully hung lights light up the space for after dark gatherings. We carved into the cliff to built stairs leading down to the middle level and it is a unique spot to appreciate the beauty of the cliff.
BACK YARD (lower level): go through another gate to venture further down the property towards the lake to a separate fenced in area with natural landscaping and large boulders. This is another cool spot to hang out and it is common to see the area wildlife such as deer, and foxes heading into their fox hole on the fence line.
LAKEFRONT PROPERTY: our property reaches all the way down to the lake on a tranquil cove, where turtles, ducks, and local deer hang out. Great place to swim, or put in a kayak or paddle board. 2 sit-on-top kayaks and a paddleboard are provided. A popular spot for fishing too.
BOATING & JET SKIS: boat ramp 7 is less than a mile away (ramp currently closed due to low water levels) and Crane's Mill Marina is only 4 miles away. If you don't have a water vessel . . . no worries, Crane's Mill is the perfect place to rent from for fun on the clear blue lake. See their website for prices.
OTHER THINGS TO DO: a fully stocked grocery store "Lowes" (has hardware section too) and a CVS Pharmacy are both right down the road in Startzville. Popular nearby dinning spots include Gennaro's Trattoria (reservations recommended on weekends), Maven Inn & Grill, Wicked Good Pizza, Bare Bull BBQ, & Delia's Parrilladas. Stock up on spirits at Whiskey Business & Gypsy Liquor. If a fast food fix is needed, there is a McDonald's & the Texas staple Dairy Queen nearby. If you feel like venturing a little further out of Startzville, head over to "The District on 46" to shop and eat. Don't miss eating at an owner favorite, "The Screaming Goat," and check out Dry Comal Creek Vineyards, all around 20 minutes away. If you want to tube on the Guadalupe River, River Road is around 35 minutes away. If visiting New Braunfels or Schlitterbahn is on your agenda, plan on driving around 40 minutes. Or, just chill out at the house!
