Step into a two-storey coastal retreat in Broadwater, just steps to the golden sands, where relaxation awaits in two inviting living areas. Downstairs, stretch out on a stylish trio of sofas for a cosy movie night on the massive TV, complete with a gas fireplace, streaming apps, games and puzzles for endless entertainment. Upstairs, find your peaceful nook in the second living room, which seamlessly flows onto a full-length balcony with bar stools, perfect for soaking in ocean views and refreshing sea breezes.

Start your morning with a freshly brewed Nespresso as sunlight pours into the well-equipped kitchen, where the central island invites effortless prep for a beachside picnic. After a sun-soaked day by the shore, return home to fire up the BBQ in the covered alfresco area, where an eight-seater dining table and a lush green shade house create the perfect backdrop for group gatherings.

Five bedrooms are thoughtfully designed with built-in robes and snuggly bedding. Upstairs, wake up in the primary suite’s king-sized bed and recharge in the ensuite’s bathtub. Nearby, the second bedroom features a queen bed. Downstairs, two additional bedrooms provide restful comfort—one queen and one double—sharing a second full bathroom with a shower, spacious vanity, and separate toilet for added convenience. Perfect for kids or friends, the loft-style fifth bedroom features two single beds, playful décor, and ample space to spread out. Stay fresh with the in-home laundry, featuring a washer and dryer.

This retreat also features a monitored security system and free dual-access parking for cars, boats, or trailers. Prepare your fresh catch at the fish filleting station with stainless steel sinks. Grab a kayak or surfboard from the shed to explore the Geographe Bay, then rinse off with the hot outdoor shower after a beach day.

Nestled in Broadwater, a tranquil coastal suburb of Busselton, this retreat sits just steps from the pristine beaches and Geographe Bay—perfect for swimming, snorkelling, windsurfing, and fishing. A scenic nine-minute drive takes you to the iconic jetty and Underwater Observatory. Savour local favourite porchetta at Ooze and Tang or indulge in a hearty burger and loaded fries at LJ’s Burger Bar—just five minutes away. Wine lovers can reach the renowned Margaret River region in 15 minutes, home to top wineries like Flametree, Lentedal, and Calneggia Family Vineyards. If you're bringing a boat, the nearest boat ramp is just 300m away.

Due to local regulations, we can happily host you for up to 90 nights. Any bookings that exceed this duration will be cancelled by Vrbo.

School Leavers: We do not accept any school leavers bookings at any time of the year.

Exclusive Escapes wishes you an enjoyable vacation but we also ask for you to show consideration to the neighbours with respect to noise, especially after the hours of 10pm. Please be aware that noise complaints are a breach of our terms and conditions and may result in forfeit of your bond and / or possible immediate eviction from the property.

Council regulations allow holiday homes to be rented for accommodation purposes only and not as a function venue e.g. for a party or wedding. Functions and gatherings are not permitted and, if evidenced will be closed down immediately.

Due to fire risk, strict conditions apply on E-bikes & E-scooters:
- Only devices compliant with WA regulations (maximum 25 km/h, 25 kg, single rider) and using chargers with an Australian Regulatory Compliance Mark (RCM) are permitted. Non-compliant or unbranded devices are strictly prohibited.
- Designated storage is the yard area behind the house only (not inside the home or shed).
- Charging is strictly prohibited inside the house, under the carport, or inside the shed.
- Charging is only permitted at the external 240V power point on the front wall of the rear shed. Devices must be placed on the driveway, at least 1.5m away from the shed and clear of surrounding structures.
- Charging is only permitted between 8:00 AM – 8:00 PM and while guests are present and awake.
- Riding on the property is not permitted.
Failure to comply with these safety requirements may result in immediate action, including termination of the booking.

We have 4 security cameras covering the front exterior of the house, the driveway and the carport area. These are fully operational and record activity. Please note that these cameras are fixed-view and do not pan, tilt or zoom. They record video only, not audio.
