**Guests will not have access to the garage and 2 interior closets, or 3 exterior storage rooms (front & back yard).**

** Do not intrude on neighbor’s docks or neighbor's riverfront beaches - You will be asked to move**

**Nearby public launch ramps include Rotary Park & Bullhead City Community Park (launch fees may apply).

***IMPORTANT SAFETY RULES***

Safety is our utmost concern for guests staying in our home! We want everyone who stays at our home to have an amazing time, so please be respectful of our community/neighborhood, which includes full-time neighbors.

POOL:
- DO NOT LEAVE CHILDREN UNATTENDED AT THE PROPERTY.
- NO Lifeguard on duty
- Swim at your own risk
- No glass in the pool
* Pool light is inoperable.

DAILY POOL SERVICE:
- Pool serviced daily between 4am-6am.
- Please do not interfere with pool technician.

COLORADO RIVER:
- DO NOT LEAVE CHILDREN UNATTENDED AT THE PROPERTY. The river currents, water temperature, & water levels may vary & may be dangerous for children, adults and/or your property. Upon booking, you acknowledge these risks associated with the riverfront property & assume all responsibility for you, your guests & your property.

- THIS IS NOT A PARTY HOUSE. 12 guests MAX (UNLESS otherwise approved by the HOST). NO day guests. NO day visitors. Guest count is strictly enforced. If you plan on bringing more guests than your reservation states, your reservation will be canceled with no refund & you will be trespassed from the property immediately. NO EXCEPTIONS!!

- QUIET HOURS:
Sunday - Thursday: 10:00 p.m. to 5:00 a.m.
Friday - Saturday: 11 p.m. to 5 a.m.

- NO FIREWORKS!!!
No fireworks, including sparklers!

- The A/C thermostats will not cool below 70 Degrees.

**DOCK RULES:**
- NUMBER OF BOATS/PWC ALLOWED:
1 boat & 2 jet skis

-Dock use is at your own risk

-Please be extremely cautious of the next-door neighbor's property & dock down river.

-Turn on your boat/PWC (including rentals) before untying/launching from our dock. The river current can be strong.

-You will be financially responsible for any damage to our dock or to any other neighbor’s dock(s) or vessel(s), if incidents of damage occur.

- There is no lifeguard on duty. Children must be supervised by an adult at all times. Do not leave children unattended at the property.

- Water levels tend to be lower at certain times of the day & this may affect your launching of boats/personal watercraft/etc. Please check the water release levels by Googling "Davis Dam Projected Water Release" and viewing the water release schedules posted by the U.S. Bureau of Reclamation. Water levels are out of the owner(s)/host(s) control, so please check this information before your check out date to ensure you are able to retrieve your boats/pwc before the 11:00 a.m. (AZ TIME) check out.

-Please be extremely cautious of the next-door neighbor down river when launching your vessel(s) from our dock.

-You will be financially responsible for any damage to our dock or to any other neighbor’s dock(s) or vessel(s), if incidents of damage occur.

- Upon booking to rent and stay at this property, you agree on your own behalf, your family, any and all guests, and invitees that you are fully responsible for any and all risks of injury or death. You hereby release and hold harmless the property owner(s) and its members, principals, agents, officers, employees, and representatives (collectively “Releasees”) as well as the owner of the property.
