Villa La Graziosa is situated near Buje and not too far from Umag. The villa has 3 bedrooms and 2 bathrooms, both with floor heating, accommodating 6 people. You can relax on the terrace or beside the beautiful outdoor swimming pool and relish the enchanting atmosphere of Istria.



On the lower level of the villa, there is a large, open living area with a kitchen, dining room, and lounge. The decor is a blend of elegance and modern simplicity, featuring traditional touches that contribute to its inviting ambiance. The fully equipped kitchen embodies this style with its modern and rustic elements, offering a beautiful view of the garden to enjoy whilst brewing a cup of coffee in the morning. The cooker is an induction unit for easy food preparation and the retro-style oven adds a touch of charm. A dining area that seats 6 sits by the glass door to the terrace, bringing natural light into this corner of the home. After a meal together, you can continue to socialise in the living room, which has comfortable furniture and a smart TV. Additionally, all rooms in the villa are air-conditioned and have underfloor heating.



The rooms are set up with 2 on the ground floor and 1 on the first floor. You'll sleep soundly on the cozy double beds, and can enjoy underfloor heating, air conditioning, and TV. The neutral colours create a tranquil atmosphere, and 2 of the rooms provide access to the terrace and a balcony, where you can enjoy your morning tea overlooking the surrounding greenery. The upstairs room comes with its own bathroom. There's a bathroom on the ground floor in addition to the one on the first floor. Both have modern decorations highlighted with wooden accents. You'll find personal hygiene essentials and a hair dryer in each bathroom. The bathrooms have walk-in showers and underfloor heating, a combination ideal for pampering and relaxation.



The 1100 m² garden offers an idyllic place to take a break from everyday stress. The main meeting spot is definitely the pool with salt water that you can enjoy during the summer months. You have towels and an outdoor shower to use and in addition to swimming, you can rest on the sun deck with sun loungers, having a view of the grassy garden and surroundings. You can enjoy a shared meal on the covered terrace with a large table, which you can prepare on the gas barbecue. Board games and badminton are available in the villa for added enjoyment. Private parking for up to 4 vehicles is available on the fully fenced property, with an electric socket for electric cars and a driveway for sports cars with low chassis.



The charming town of Buje lies in the immediate vicinity of Villa La Graziosa. Take a stroll through Buje's historic city center atop the hill and stop by the 14th-century Church of St. Servul. History buffs can explore the 13th-century Castle of Momjan, just a few minutes' drive away from Buje. While there, make sure to try the renowned Momjan muscat and local Istrian olive oil, considered among the world's finest. Make sure to go to Umag, a lovely coastal town with a lovely old town centre and many historical monuments, and to the westernmost cape of Croatia, where you will be greeted by the impressive 19th century Savudrija Lighthouse.
