The kitchen is fully stocked with stainless steel appliances, coffee bar, and all cookware/utensils.
🎮Entertainment includes two smart TVs Netflix, Xbox, and board games.
🌿OUTDOOR LIVING Oversized deck with lounge furniture and Weber grill. Adirondack chairs and chiminea. Elevated swing patio. Patio with 4-person hot tub and wood-slab bar table.
🛎️CONVENIENT AMENITIES Linens and towels are provided. Washer and dryer on-site.

GUEST ACCESS Guests have access to the entire home except the two owner’s closets and outdoor shed.
🛣️ACCESS / ROAD Please note: the last 0.7 miles to the cabin is a narrow, steep, one-way gravel road. Downhill traffic has the right to the way, and uphill drivers may need to back up. The road can be bumpy and rough. Drive slowly. AWD or 4WD is required. Our crew and service trucks manage it without issue, but if you’re uncomfortable with this type of road, please do not book. No refunds/cancellations for weather. Travel insurance is recommended.

RENTAL AGREEMENT
PLEASE READ THIS AGREEMENT IN FULL By completing this reservation, you confirm that you have read and agreed to all terms, rules, and policies. The initial payment serves as your electronic signature. The Host/Owner leases the Rental Property to Guest(s) under the following terms and conditions
RULES AND REGULATIONS Guests must follow all rules in this agreement, the property book, and posted signage. Keep the premises clean and safe; no unsafe / unsanitary conditions. No commercial use, illegal substances, firearms, or hazardous items. All-terrain vehicles and motorcycles are prohibited. Violations may result in immediate eviction without refund.
IMPORTANT: This is a mountain cabin. Nestled in the woods, the cabin may have presence of bugs and wildlife. Our natural surroundings may include bugs, insects, rodents and wildlife including bears, as we cannot control their presence. To ensure a safe stay, clean the kitchen nightly, seal all food, and never leave food or trash outside.
OCCUPANCY Max 6 guests including children. No subletting. Violations may result in immediate eviction without refund. Guests authorize Owners to enter for inspections if damage, excess guests, or unauthorized pets are suspected, or for maintenance/repairs.
WIFI Satellite Wi-Fi is available, which supports emailing, browsing, social media, and streaming (limited by device count). Speed may vary in bad weather. Cell service is spotty; Verizon and T-Mobile are usually best; AT&T may not work. Wi-Fi allows texting and video calls. 911 calls connect from any phone.
AGE 25 OR OLDER TO BOOK Booking guests must be 25+ years old and may provide government ID. Booking guests must stay at the place and cannot book for others without staying.
NO PARTIES OR EVENTS, NO OUTSIDE VISITORS, NO OVERNIGHT GUESTS
NO ILLEGAL SUBSTANCES AND ACTIVITIES Illegal substances/activities are prohibited and may result in immediate eviction. Guests are responsible for any and all costs incurred by the Host; no refund will be provided.
PROPERTY CONDITION No refunds will be provided for inoperable appliances, hot tub, TV, games, power outages, or natural events. Owners will restore amenities promptly with no rental concessions. No refunds will be given due to power blackouts, water shortage, flooding, snow, construction at adjacent properties, or mandatory evacuations of the area by government officials due to potentially dangerous situations arising from acts of God or nature. Travel insurance is recommended.
GENERAL PROPERTY RULES No food/drink in bedrooms; guests will compensate the host for any food/drink stains in the bedrooms. Furniture must remain in place; moving may cause damage. Towels are provided. Bed linens are provided and must be used on all beds. Guests pay for lost/damaged items. Quiet hours 10 PM–7 AM; violations may incur fines or eviction. No smoking/vaping/hookah ($200/day penalty). No fireworks: violations may result in eviction/fines. Check-out on time; guests are responsible for losses from rule violations.
AIR CONDITIONING/HEATING The cabin has a split heating/cooling system with three indoor units (living room, primary, second bedroom), each with a remote. All units must be set to the same mode (heating or cooling) or OFF to avoid damage to the compressor. Bedrooms and bathrooms also have additional wall heaters if needed.
PET POLICY No pets are allowed on the property. If a pet is present, a $500 deep cleaning fee plus any pet-related damage will be charged. Guests must leave immediately with no refunds. Owners’ representatives may inspect the property if a pet is suspected.
TRASH POLICY All trash/recycling must be in 13+ gallon bags and placed in the trash bin located by the firewood station along the driveway. No small, grocery, or pet bags; no trash left outside.
ADDITIONAL CLEANING IS AN EXTRA CHARGE Extra cleaning beyond standard service may incur a fee, determined by the host based on the property condition.
GUEST AGREES TO PAY FOR DAMAGES EXCEEDING DEPOSIT Guests must pay for any damage exceeding the deposit. Damage will be billed and reported to the rental platform.
LOST AND FOUND Lost & Found items: $30 + shipping fee. Items unclaimed after 7 days will be disposed of.
INABILITY TO TRAVEL No refunds for inability to travel due to circumstances beyond Owner control (weather, disasters, change of plans, inability to drive the road leading to cabin). Travel insurance is recommended.
CANCELLATION POLICY Full refund 30 days or more before check-in. 50% refund 14-30 days before check-in; none after.
*All refunds are subject to a 4% deduction to cover credit card processing fees. *Canceled reservations forfeit any retained payment, which cannot be credited, transferred, or reused. Cancellations are final; new bookings must follow current terms and rates.
Rescheduling: Not allowed ≤30 days before check-in; >30 days subject to availability with a rate difference applicable, and one change per reservation allowed. Travel insurance is recommended.
HOT TUB The hot tub is checked prior to each stay; it can be cold on arrival if it is refilled on the guest check-in date. Guests must follow posted rules. No foreign substances allowed (alcohol, soap, oils, food, glass), $200 cleaning fee if any substance is found. Children must be supervised. Cover damage: $700. Horseplay is prohibited. Use it at your own risk; hosts are not liable for injury, accident, or death.
FIREPLACE Bring in only logs to be burned immediately, do not store wood inside. Keep furniture away from the fireplace. Guests are responsible for any damage or replacement costs.
FIRE PIT Always close the chiminea door to prevent a fire. Keep the area clear. Always supervise. Follow local fire laws; fully extinguish fires after use.
FIREWOOD Firewood is provided; use it responsibly. Do not collect wood from the property and burn only firewood/kindling.
SECURITY CAMERAS There are two security cameras: a Nest doorbell that is installed at the front door and a second camera that is on the side of the house, covering the driveway and parking area, both always active and recording. Any tampering intent may result in cancellation of the stay. There are no other cameras on the property, including indoors.
WATER AND SEPTIC The property has a private well and septic. The water runs through a filtration system, though its natural minerals may give it a light color or scent. DO NOT FLUSH anything other than toilet paper (septic safe toilet paper is provided). Guests are responsible for repair costs if improper products are flushed and clog the septic system.
INDEMNITY If the property is unavailable, the owner’s sole liability because of this unavailability is to provide a full refund. Guests must indemnify owners against injury or damage to the property.
BREACH OF TERMS: Violation of terms may result in immediate eviction without refund. Guests acknowledge risks of outdoor, water, and natural activities, assume responsibility for themselves and minors, must follow all laws, return the property in original condition, and indemnify owners against loss, damage, or injury. This Agreement is governed by Virginia law, is the entire Agreement, may only be amended in writing, and disputes may only be filed in the County where the property is located. If any part is unenforceable, the remainder stays valid.

Beautiful Mountainside Retreat
It was everything we wanted for a weekend getaway. Thank you for the wonderful stay in your mountain home. This was a perfect place to relax, unwind and just enjoy comfortable silence - and that view!! I must say that every inch of your home was utilized with perfect design. Great Dark Sky Location
The property was what we expected and allowed us to enjoy the Perseid meteor shower in a great location. The house was clean and updated and made us comment several times about how nice the property is. The ride up the road was an adventure, but we made it, and the view was worth the ride. This was a great place to spend a weekend with my favorite person. I recommend this property to anyone interested.
