An idyllic escape with breathtaking sea views, The Wave Watcher is a lovingly-styled, light-filled home.

If you are looking to have a wild party and let loose, this is not the place for you! But it is perfect for friends and families seeking tranquility and offers the best of both worlds: a heavenly retreat…yet just minutes from Brighton’s vibrant centre, the Marina, the beach, and attractions!

Step outside the front door and you are already in a prime location! Breathe in the sea air and take in the outstanding views. The house has one of the best vantage points in Brighton: Unobstructed views of the sea, the yachts of Brighton Marina and the golf course, set off against stunning open skyscapes, all nestled right on the edge of the South Downs National Park!

Located on one of most exclusive areas in Brighton, today the house is surrounded by mansions! But it was once on historic coastguard’s cottage, and has now been beautifully transformed into a seaside oasis, with all the amenities you require for a luxurious getaway! The house has been decorated to a very high standard: full of coastal decor, art and quirky touches!


The house is located on a private road close to transport links (the bus stop overloooks the sea and the view from the top deck of the bus is amazing!). The buses are regular and will take you anywhere you want to go in Brighton. The house also has Uber coverage and is served by several reliable local taxi companies.

4 truly beautiful double bedrooms (2 kings, 2 doubles) – with hotel-quality, professionally provided linens and towels.
There are two master bedrooms with stunning panoramic sea views.
The ground floor bedroom has a round porthole window with a sea view! Groups and families can find extra privacy by having whole floors of the house to themselves as the house is set over three floors.

There are 3 stylish bathrooms:
One family bathroom with bath and shower, one shower room and one wet room.

Spacious living area with great view of the sea with large L shaped sofa. There is a Smart TV (use your own app logins)
In the cooler months you can gather around an original period fireplace with a retro electric fire with jumping flames

Dining for 8 always comes with a sea view whether it is outside on the terrace, or inside at the glass dining table and at the breakfast bar

On the Raised South-facing terrace you can soak up the sun and dine alfresco while enjoying dreamy views of the sea. The Wave Watcher’s rare south-facing micro climate means any sunny day is a beautiful day!

Parking: Driveway space for 2 cars plus plentiful free street parking – a rare bonus in Brighton!

Wave Watcher has been furnished to an exceptionally high standard with nautical and seaside decor throughout and with all the amenities you require for a luxurious getaway. 

The Wave Watcher has parking for up to 2 cars on driveway with more free road parking. 

Step out of the front door and you're already in a prime location, overlooking the glorious sea view, Brighton Marina, golf course and you will find yourself right on the edge of the open green expanse of the South Downs National Park. A great combination!

The beach is only a few minutes walk and Brighton Marina, with its restaurants overlooking the spectacular array of boats and yachts, shops and free parking is also walking distance. 

Transport is readily available with frequent nearby buses (the view from the top deck is fantastic) and is served by Ubers and a couple of reliable local taxi companies.

Wave Watcher is located on a private road and is part of the only original Victorian period property in the prestigious area of Roedean, Brighton, and is surrounded exclusively by b/millionaires mansions!

The view is genuinely hypnotic and ever changing: colours ranging from indigos to turquoise and even purples and ambers. Golden sunsets, sailing boats of all colours drifting by. Don’t be surprised to see sudden dramatic flocks of seagulls sweeping across your view as well as hang gliders! Nights can bring a moon creating a silver path on sea and he twinkling lights of the marina. The views change with the weather and season, and the raging stormy seas of winter are also spectacular with water cascading over the sea wall at the Marina.

The property has ample living/dining space for up to 8 guests with large stylish sofa great for chilling out on after a busy day on the beach. We have smart TVs for guests to use with app access using their own logins for all your entertainment needs, you won’t want to leave!

For those nights you just want to stay in and have wholesome family/group evenings, there’s a large modern dining table big enough to seat 6 guests around in addition there is breakfast bar with more stools. In the summer the south facing front patio area is the perfect outdoor space to relax with a glass of wine over looking the beach and Brighton Marina.

With four double bedrooms, two of them having spectacular sea views with the ground floor bedroom having a porthole window with sea view too! All bedrooms have comfortable beds, 2x Double beds, 2 king-size beds all supplied with indulgent hotel quality duvets, pillows, linen and towels, provided by professional companies but still giving that home away from home feel. Three out of the four bedrooms have TVs with firesticks.

The property also has a travel cot suitable for babies up to 2 years and a highchair available to use during your stay needed. There will be no queuing with three bathrooms all with showers and there is a bath in the main family bathroom.

The kitchen is fully equipped with all the appliances you could need including a washing machine, tumble dryer and dishwasher. Complimentary teas and coffees are included for your stay.

This stunning property comes with a south facing patio/terrace area overlooking the sea and Brighton Marina. Perfect for sunbathing and alfresco dining and relaxing after a busy day on the beach if you're lucky enough to be down here on a scorching hot day. Being so directly south facing the Wave Watcher has somewhat of a micro climate: where any sunny day is a glorious day!

An iron, ironing board, coffee machine and hairdryers are provided too.

The view is nothing short of mesmerising: whether it’s golden sunsets, turquoise waters, wild winter storms with water cascading over the Marina wall, or the moon making a silver path on the sea at night, set against twinkling lights of the Marina. Watch the sailing boats glide by, seagulls wheel in formation, or simply lose yourself in the ever-changing colours of sea and sky: indigos, amber glows and pink clouds.

Travelling by car: We have free parking available at the property for the duration of your stay.

Travelling by train: The property is a short 15 minute taxi ride from the Brighton station and will cost around £25. We wouldn’t recommend walking as it is rather far on foot. You can also take a no 2 or 27 bus. You should get off the bus at Roedean Golf Course.

Getting around by Bus :
There are ample busses only a 2-minute walk from the property that take you straight into the centre of Brighton:
From the coast road, a 2-minute walk from the property, you can catch the 12, 12A, 14, 27 all into Brighton within 15 minutes

This home is not suitable for parties, stag/hen groups, or anyone under 25 without prior agreement.
We ask all guests to treat the house with care and respect as this is a much-loved home.

Guests will arrive to a professionally cleaned home.
While a cleaning fee is included, this covers standard departure cleaning – we do expect guests to leave this special home in a good condition.

A Ring doorbell camera is installed at the front door for your security.

Standard check-out is 11am.
Late checkout is by arrangement only. (This is a popular property and the cleaners are on a tight schedule to complete the professional clean before the next guests.
Checking out after 11 am without prior agreement will incur a charge of £30 per hour).

If you require additional cleaning during, your stay, this can be arranged for an extra charge, just let us know!
