★ Dog-Friendly ★

🐾 One well-behaved dog is welcome by prior arrangement only. A dog supplement of £40 applies for stays of up to five nights. For longer stays, an additional £10 per night applies, capped at a maximum of £120 per booking.

We kindly ask that dogs are not allowed on the furniture or in the bedrooms at any time.

Pets must be declared and approved before arrival. Any failure to disclose a pet in advance will result in the applicable pet fee being charged and may incur additional cleaning or damage fees.

★ Early Check-In & Late Check-Out ★

Early check-in and late check-out may be available upon request and are subject to availability.

Early check-in: from 1:00 pm, available for a flat fee of £20.

Late check-out: up to 12:00 pm, available for a flat fee of £20.

Unauthorised early check-in or late check-out may result in additional charges.

★ Lost Property Returns ★

If any personal items are left behind, we are happy to assist with returning them where possible.

A flat £10 fee will be charged to cover postage, packaging, and handling time for returning lost items.

All arrangements and charges will be handled through the booking platform in accordance with platform policy.

For larger or high-value items requiring special delivery, additional postage costs may apply.

Any unclaimed items may be disposed of after 30 days.

A standard set of bed linens and towels is provided at check-in based on the number of guests booked.

Guests have exclusive access to the entire house, private garden, and driveway throughout their stay.

To ensure a pleasant stay for all guests:

• No smoking or vaping indoors.

• No parties or events.

• Dogs must not be left unattended in the property.

• Unauthorised parties, events, or additional guests will result in immediate termination of the stay without refund and additional charges may apply.

• Please respect neighbouring properties and keep noise to a minimum, particularly during evening hours.
