CHECK-IN INSTRUCTIONS:

Only use the digital locks to open and lock the doors. Please do not lock the storm doors. If you choose to share the last four numbers to your phone/cell number, I can program the locks for your convenience. If using the Samsung TV and choose to log-in to any subscription i.e., Hulu, Prime, Apple TV etc., please remember to remove your profile upon departure. If staying with pet(s), DO NOT have your pet(s) urinating/pooping 75 feet near any entrance, exit, or by seating areas near fire pit or extended backyard tables. Please clean up after your pets. CHECK-OUT INSTRUCTIONS:

Check-out is at 10AM sharp! Guests must vacate the premises no later than 10AM on the day ending the lease term absent an approved extension to stay longer. If guests hold over in occupancy of the premises after the expiration of the term, the guests shall become a tenant at sufferance only, at a rental rate of $1000 per day, and otherwise subject to the terms and conditions of this lease, so far as applicable, and shall be liable for all damages sustained by the landlord on account of such holding over including lost profits. Please turn off everything (HVAC/Heaters), close windows and only lock the digital lock. Please remove any subscriptions profile (i.e., Netflix, Amazon etc.) from the TV that you may have used.

COMMUNICATION:

Communication is extremely important to us! Please be in touch with us during your stay, and please be responsive if we reach out to you. Communicate all needs and requests, and we will do our best to help you in a timely manner. We generally want to be reasonable, but prefer to operate in our zone of guidelines. We want to re-emphasize the following:
1) We do not allow events or parties (including, but not limited to, bachelor or bachelorette parties). We do allow photo shoots ONLY on a pre-approved basis. This is a very strict policy, with no exceptions. Any false statements will terminate the lease.
2) Please be sure the exact number of people you intend to sleep at the Cottage is the exact number of people you booked in the system. Please note that the house has an outside security camera doorbells for its protection. We are reasonable and happy to approve practical requests, and we encourage you to communicate with us during your stay. However, trying to cover or alter the security devices will result in immediate termination of the lease, and no refunds will be granted.
3) We have a no-entertainment policy. This includes, but is not limited to: chefs, music coordinators, DJs, party planners, or any other person considered a hired guest. There can be no dinners, lunches, cocktail parties, baby or bridal showers, events, ONLY pre-approved photo shoots, or anything else that may be considered an event with invited guests. We are renting the house to you and your family for your own comfort and personal enjoyment, and we are explicitly not marketing it as a multi-event space.
4) Guests cannot move any furniture or beds. Beer pong is not allowed, nor are any similar juvenile games. Diving or rough hot tub play is not allowed. Fireworks are not allowed. Drones are not allowed - nor is anything else that can be launched into the sky. Karaoke machines are not allowed.

SEASONAL:

Bathroom temperature control wall unit has an additional temperature controlled device. It is defaulted to be off as the home has HVAC units and, during cold seasons, additional base space heaters.

PETS:

During your stay, please keep your pet(s) off of the beds and furniture. Pet fee is $150 per pet (under 20lbs). Pets over 20 lbs are not allowed. Do not allow your pet(s) to urinate or poop 75 feet within any entrance, exit, seating/table area or hot tub location.
