Grill: The grates of the gril (where you cook on) is cleaned after every stay. The exterior of the grill is difficult to clean and time consuming to do so. Regardless how the exterior looks, the grate where you cook your food is clean. We do not provide tank refills. Guests must refill the tank if the grill is out.

1 Pack N Play and 1 High Chair are provided!

We provide the most comfortable mattress, bedding, and towels that are washed thoroughly after each stay! This home is stocked with all living needs from cooking feasts, to entertainment.

- TRASH is every Monday at 6am.. We appreciate it if you take out the trash to the curb before leaving.

* Pool ($40/night for heat). Please note that Pool Heaters can only increase pool tempature by 20-25°F above outdoor tempatures. During cooler months, 85°F is not guaranteed.

*We have a ring camera by the front door. There is also a flood light type of camera pointed towards the dock/boat-lift/backyard. These are both for security and for protection of the home.

*Before you arrive, you will be asked to complete guest verification through a third-party provider. This is done to ensure we are keeping up-to-date with short-term regulations as well as providing both our guests and our properties with extra protection. Our third-party provider will contact you via email and/or text to complete the verification. Please do so prior to arriving at the property to enable a quick and easy check-in process!

PARKING RULES:
Only park on the drive way
NO Parking on the Turf. GUESTS ARE LIABLE FOR DAMAGE DONE TO TURF. Turf is NOT grass. Parking considerable weight on turf can damage it!
NO parking on the street . This neighborhood only allows cars on the street for a 24 hour period. Patrolling police have been known to issue tickets for vechiles parked on the streets AGAINST the direction of traffic as well as for being parked beyond the 24 hour period.
NO TRAILERS parked on Turf or Street. If a trailer is brought, it must be parked in the driveway. Please communicate with Host if you will have ample room!
No more than 2 cars. (3-4 very impact cars can possibly fit: Message Host in advance)

FINES & FEES:
CLEANING FEE: Guests are still paying the same total as before—previously $383 plus Airbnb’s 15% guest fee (totaling to $440). Airbnb has now reduced the guest service fee to 0%, and instead charges hosts a 15.5% fee. The cleaning fee is now $440 to offset this change, allowing us to pay our cleaners the full amount under the new fee structure. But the cleaning fee cost to the guest is exactly the same as it did before.
POOL HEAT: $40/night
EXTRA GUESTS: $57/night + TAX per EXTRA guest. ALL GUESTS over 10 guests are considered “EXTRA”. NO more than 12 guests/visitors are permitted on the property anytime.
LATE CHECKOUT: $200 Between 10:00-11:00. From 11:00-12:00: $500. After 12:00, its equal to Half of the arriving guest’s reservation. Please be aware we are unable to offer late checkouts due to our cleaners’ schedules and booked calendars.
UNREGISTERED GUESTS / VISATORS: $50/Night +TAX

We could not have been happier with our stay! The house was beautiful, spacious and so comfortable! The view was so amazing and we sat outside every morning drinking coffee. We even saw several manatee swim by. The game room kept the kids entertained so that was a huge plus. Just a quick 10 minute drive over the bridge to the island so the location was perfect! Also, Sawyer was great about answering all my questions and quick to respond. We will definitely be back!

Great house in a good neighborhood. It is right on the canal so almost every morning we seen dolphins and manatees! Which my young boys really enjoyed and we didnt even have to leave the property!We all had a great time!The camera in the back does sort of take away from the feeling of privacy however. No beach chairs for the beach either ...

Beautiful Home Great for Families

This home was absolutely gorgeous and very clean! Perfect space for families. We spent a lot of time outside at the pool area and the screened in patio was perfect to hang out. The guys loved fishing in the canal and caught lots of catfish. We would definitely recommend this home and would love to come back in the future!

Florida Family House

Impressed about every aspect of this house and location. House was wonderful and everything we needed and more was provided. The outside space was amazing: kids fished off the dock, manatee's and dolphins visited daily, pool and hot tub were exactly what we needed. The neighborhood was safe, well maintained, and the neighbors we saw boating or walking by were friendly. If we return to this same area of Florida next year, we would stay here again without question. Thank you to the owners!

Stunning!

Instead of talking about what the house has, let's talk about what it DOESN'T have! This beautiful home was the perfect place for our family vacation. We had 4 teenagers and they were entertained all week with fishing, swimming, arcade games and relaxing in the hot tub. The house is stunning-very clean, fully furnished kitchen and beautifully decorated. The location is perfect....close to fantastic restaurants and the beach.

Amazing Waterfront Property!

This house far exceeded our expectations! I’d love to keep this place our secret, but the hosts deserve to be praised for their attention to every detail and for making us literally feel right at home! From the very convenient location, to the quiet neighborhood and checking in was a breeze. The house was perfectly decorated with a beachy theme, completed updated throughout and more than enough room for all 8 of us, and was fully packed with EVERYTHING you could need for a perfect vacation! Communication with the Sawyer and David was amazing with quick and clear communication before and during our stay! Our teens loved the game room, the outdoor heated pool, the 2 large outdoor TVs and fishing from the dock! Thank you so much for letting us enjoy your beautiful home and we hope to be back soon!
