**Guest Access**
The entire space, including house, lanai and pool, and backyard is set up for guest use. There is no garage access, and one Owner/Housekeeping Closet in Bedroom 2 will remain locked.

We provide a digital guidebook for all our guests. Accessible on any device, you`ll find helpful information about our place and the surrounding area. An access link will be provided after booking. We hope that our guidebook will answer most questions, but if anything comes up, you can message us through the app or send us a text or email. We are quick to respond and happy to help!

**Neighborhood**
Set on a corner street in a quiet residential neighborhood, the home is only minutes from shopping, dining, and recreational activities.
Beautiful beaches are just 10 minutes away, plus Anna Maria Island (15 min), River Walk Village of the Arts (5 min), IMG Academy (15 min), Downtown Bradenton (5 min), Longboat Key (30 min), and Sarasota (30 min) are all in close proximity.

**Pool Info**
- Pool towels are available in the basket near the door to the pool
- For safety pool door `chimes` and is locked with a key (located on a hook in the tall cabinet in the kitchen).
- Pool is cleaned professionally every Thursday morning
- Pool light is on switch located on post by pool under covered area. String lights can been plugged when guest would like to use them

Pool Heating (Optional):
The pool is heated upon request from October through April for an additional fee. Pricing is based on the length of your stay, with typical costs ranging from $75–$200 total depending on reservation length. Heating must be arranged in advance through our guest guide after booking. The pool is not heated by default.

Guest Screening
For direct or extended-stay bookings, we may request guest verification through a secure third-party screening service to support safety and compliance.
House Rules:
- No unregistered guests. No parties or events.
- No smoking, vaping, or illegal drug activity is allowed inside the property at any time
- Smoking outside the home and pool area is permitted. However, all butts must be extinguished properly and discarded in trash bins. Any smoking trash/butts left out will be fined.
- Approved pets may be allowed for a fee. Please see Pet Policy below for more information
- Quiet hours are from 10 pm to 8 am
- No eating or drinking in the bedrooms
- Remove shoes within the home
- Basic pickup is required before departure. Please do the dishes, take your garbage outside
- Check in and out on time. Alternate check-in/out times may be available for a fee

Pool Rules & Info:
- Do not touch or adjust pool controls or equipment
- NO glass in pool area
- NO food in pool
- NO diving
- NO smoking
- NO life guard, enter at your own risk
- Both screen doors on the E/W sides of the lanai need to remain locked (for liability purposes)
- The door from the house to the pool area is adjacent to the bunk/game room. This door has a keyed deadbolt to keep the pool area inaccessible without adult supervision. The keys are kept in the kitchen out of the reach of children.
- The deck box has a code to access toys. Clean up pool toys after use
- Discard of any trash in bins
- Only use pool cleaning tools if absolutely needed, not for playing

Pet Policy:
- Pre-approval is required for ALL Pets, including service animals which are always approved and not charged. This is an insurance requirement
- Fee of $35 per night per approved pet (excluding service animals) must be paid before arrival
- Crate when left unattended
- Keep off all bedding: if your pet sleeps with you, you must bring your own sheets/blanket. Animals are not allowed on our sheets/blankets
- Bring and use a sheet or blanket of your own to cover the living room furniture if your pet will be on the furniture
- Pick up your pet`s waste and dispose in the outside garbage only
- Pets may not be bathed as this clogs the drains
- Be considerate of neighbors and control barking especially between the hours of 10pm and 8am
- You are responsible for any damages caused by your pet
