Cozy Central South End Studio

Discover comfort and convenience at the Cozy Central South End Studio, nestled on the garden level. This charming studio, spanning 289 sqft, offers a cozy and inviting living space. Located in the heart of the vibrant South End neighborhood, this retreat provides a central location to explore the city`s offerings. Embrace the warmth and tranquility of this delightful studio apartment, designed for your utmost comfort and enjoyment.

Our goal is to provide spaces that are small but make up for the tight quarters with great value. The photos pretty much show the entirety of the apartment. If you have questions, ask, and we can help!

You`ll have access to the entire apartment and will not be sharing with anyone else.

This apartment is located on the southeastern border of the Back Bay neighborhood, bordering the South End and just across Massachusetts Avenue from Northeastern University. This little micro-neighborhood is 8 blocks east to west, and its boundaries are Huntington Avenue, Copley Place, the Southwest Corridor Park and Massachusetts Avenue.The area was formed during a large-scale reclamation of Boston marsh lands back in the early nineteenth century. The area is central to restaurants, coffee shops, bars, but still has a safe quiet residential feel. There`s quiet areas for reading, walking a dog, or playing tennis, basketball, or hanging on the lawns at the Southwest Corridor Park. You`ll be able to enjoy the benefits of easy access to restaurants, pubs, bars, coffee shops and live music nearby, while enjoying the peace and quiet of a comfortable residential neighborhood.

Boston is one of the most walkable cities, and this location really ideal in that its pretty much in the middle of everything. As a provider of short-term medical stays for patients and longer term stays for travel nurses, the location couldn`t be more accessible to our top hospitals.

`Our heating system has one thermostat for the entire apartment building, which just means you can crack a window if it gets too hot on the upper floors. We have an on-call employee that lives nearby who can help during normal business hours, and a 24/7 guest messaging team for support.

We provide basics for cooking - pots, pans, mugs, cups, dishes, bowls, but we do not provide salt, pepper, or oil.`

House Rules
The following rules are to protect our property and ensure a comfortable, predictable stay for all of our guests. By making a booking with us, you agree to all of our rules and the fees they carry if they are broken.

Additional Guest
Each guest that enters the apartment over the number of guests shown in your booking is subject to a fee of $20/per night. We define a guest as anyone who enters the apartment. If you have a 3 night booking and have 2 additional guests in, we calculate the fee at $20fee*2guests*3nights = $180. Please keep this in mind when planning your trip. This is meant to curb parties and other loud gatherings which helps us to provide a quiet environment for all guests. If you`re having a guest over, just let us know, 99 times out of 100 we`re fine with it :)
Pets Policy
Dogs require an additional $200 non refundable fee which is required for a full deep cleaning of the apartment, per dog. This is a specialized cleaning that is required of our Hospital Partners as we provide medical short term housing. This provides a comfortable experience for the next guest. Unless you have permission from us, no cats are allowed in our units and will be subject to a $500 fine. Any pets found to be in the apartment without our knowledge will be subject to a $500 fine.

TV Services
The unit is equipped with a Chromecast, or smart tv and will require guests to sign into their own app accounts. It is the guests responsibility to sign out of their accounts prior to check-out to maintain the integrity of your account.

Parties, Smoking, Noise
As a provider of medical stay housing, we have a zero-tolerance policy and do not allow any smoking, parties, loud music, or disturbances. Any instance of breaking these rules can result in your booking may be immediately canceled. Security will be summoned and Police will also be involved. A $250 fine will be charged for the use of our security team for any noise complaints that require intervention. We may use surveillance technology in the way of cameras in the common areas and exterior of the building, we will use this to verify that rules are not broken. There are no cameras inside the apartments.

Hot Water + Heat
The hot water in this unit may have temporary disruptions due overstressed tanks. Please allow some time for the tanks to refill if you experience one of these disruptions. The heat in our units is operated from one single thermostat, windows may need to be cracked if a unit gets too hot.

Quiet Hours
Quiet hours are after 10pm. Please respect your neighbors. If a neighbor is disturbing you after hours, please confirm which unit the noise is coming from and reach out to us. We will do our best to communicate with the tenant and can also send our security team to help. We can not guarantee that the noise is one of our guests, so we may not be able to remedy, but will always try.

Families, Children, Toddlers, and Infants
We welcome all families to stay with us and are happy to host those with younger children. We supply pack-n-pays by requests free of charge as long as the request is placed 48 hours ahead of the booking start date. While our units are kid-friendly, they are not infant proof and do not include or guarantee the following:
-Removable safety gates for any stairs
-Cordless window blinds
-Secured storage for all household cleaning products, liquid laundry packets, and chemicals
-Stoves, cookers, kettles, and other things with safety risks that have children`s locks, or placed out of reach for children
-Mounted flat panel TVs on walls or low, stable pieces of furniture for heavier TVs
-Brackets, braces, or walls traps to secure unstable and top-heavy furniture
-Water heaters set to no higher than 120 degrees Fahrenheit
By booking a reservation with us, you agree to accept any of the risks associated with the above items.

Noise
As with all city apartments there is the possibility of noise from neighbors, traffic, construction. This apartment is located in Downtown Boston. We can provide white noise machines or earplugs, but will not refund a stay for noise complaints.

Air Conditioning
If your unit has an AC unit, it is usually installed sometime in April or May, and taken out in October or November. We look for a week of weather where we are confident the temperatures will steadily change. Weather in Boston can be very unpredictable during these seasons. We do not provide refunds for AC`s that break or stop working, but will work hard to replace them during the stay.

Parking
Parking is not included with the booking. Parking in general is difficult in Boston, so please check Spot Hero for local parking prices and options. There are plenty of options within a 5-10 minute walk for around $30-40/night or $500/mo

Condition of Apartment & Damages
It is your responsibility as the guest to report any damage you find inside the apartment within the first 4 hours of check-in. We do thorough maintenance checks, but sometimes, we miss things. When this happens we will confirm that the damage was not your responsibility. However, if no damage is reported within the first 4 hours of the booking, and there is damage found at the end of your stay, the replacement and repair value will be the responsibility of the guest. By reporting some issues in the first 4 hours we can confirm the condition and free you of responsibility.

Early Check-in & Late Check-Out
If you want to check in early or check out late, you must request the option at least 24 hours in advance. Our early check-in time is 2:00pm. Our late check-out time is 1:00pm. The cost for either of these is $50. If you are in the apartment after the check-out time, you will be assessed a $100 late-check-out fee for every hour beyond the check-out time. All ECI and LCO are subject to our approval and availability. We are not responsible for guest belongings after check-out time. Your items will be left in the hallway and our teams will clean the unit immediately.

Pre-check-out condition
Dishes should be placed in the sink or in the dishwasher. Our team will take pictures of your unit condition upon check-out. If there is excessive trash in the unit upon check-out we will charge an additional $100 deep clean fee.

Lost Items
We are not responsible for any lost items left behind by guest, or items that were shipped to you during your stay. We do make every effort to return items to guests that are of high value, electronics, jewelry, etc. You will be required to pay for shipping and a $40 processing fee for any items left behind.

Electrical Usage & Power Interruptions
Our properties are equipped with standard residential electrical systems. Power interruptions may occur if the system is overloaded due to over-usage. In these cases, resetting the system is quick and we are able to restore power promptly, resulting in minimal disruption to your stay.
