Belfairs is a wonderful & substantial 1930's house with a really stylish interior & fantastic garden!

We love good dogs so they can stay for free!

Just one row back from the Sea; it's only 2 minutes walk to the quiet private beach.

Set in a plot of about ¼ of an acre on the Private Summerley Estate in Felpham.

The house is just around a 20 minute drive to Goodwood, the South Downs National Park & likewise to the historic towns of Arundel and Chichester.

Belfairs is our home and we live here when guests are not staying, it is looked after as a private home & not a pure holiday rental so you can be assured that great care will be taken for your enjoyment of this wonderful property.

We have offered Belfairs for family holidays since August 2017 and we have had many hundreds of very happy guests stay since then all leaving five-star feedback! Previously offered on Airbnb and also on other sites via the wonderful Laura Lye, who helped us as our agent, but we have always dealt with absolutely everything at the house and looked after all guests personally. Due to rules we cannot include our previous five-star reviews as this is a brand new listing, but please click on the individual photos to get a flavour of our previous guests enjoyment, thank you.

The house is extremely spacious at over 2,000 sq ft with tasteful décor and is full of character. It is very well laid out for guests to enjoy both a holiday by the sea or walking on the South Downs & visiting nearby historic towns.

There are beautiful wooden floors throughout the ground floor which also make it practical and dog friendly. The living room is very large with 3 sofas and a working open fire for logs. There is a 50" Panasonic TV in the sitting room, also a DVD player.

The well-equipped kitchen/breakfast room has a table which seats up to six & there’s a second TV here. The large adjoining dining room easily seats 8. There is also a ground floor cloakroom.

We have a large garden room with two sofas to relax and enjoy the sunshine which streams in through the huge windows. This room also has an extra fridge, washing machine, tumble dryer and a large third TV. There is plenty of space for walking boots and beach paraphernalia and a huge Belfast sink for cleaning up such things! There is a separate shower room adjoining the garden room which is great when you come in from a day on the beach or on the nearby South Downs. The adjoining garage can be used to store bikes etc.

Upstairs there are two very large & bright bedrooms with windows looking towards the sea, two further very good-sized double bedrooms and also a single bedroom taking the maximum sleeping capacity to 10. The master bedroom has an en-suite shower room and there is also a large family bathroom on this floor. There are 5 bedrooms in all: the master bedroom has a king size bed, bedroom 2 has 3 single beds, bedroom 3 and 4 have double beds and bedroom 5 has a single bed (also a hand basin in this room). Guests should be aware that the staircase, as shown in the photographs, are polished wood and therefore guests should only go up and down wearing shoes or with bare feet to avoid the possibility of slipping. There is a chunky rope banister on the stairs making it safer and more attractive but just wearing socks is to be avoided.

There is a fabulous secluded private garden of around ¼ acre with different areas for guests to sit outside and enjoy the sunshine and lazy BBQs on a summer’s day with five sun loungers available. We have a large patio with a table and six chairs, plus several further garden chairs.

There is ample parking for three or more cars on the drive. Additional parking permits can be requested in advance so guests with more than three cars can park in the street when necessary.

As Belfairs is at the end of the Private Estate & cul-de-sac, it is not only moments from the beach but there are very few cars who pass by, making it really safe getting children and dogs down to the beach, greensward & promenade.

The Sea near the house has very low tidal currents and this area is widely considered to be among one of the safest beaches in the country. Children will also love the exciting rockpools which are exposed at low tides, especially down towards Middleton-on-Sea. The Sea water quality in this area is consistently classified as Good/Excellent; we are located approximately midway between Felpham and Middleton-on-Sea sampling points. Arundel and Chichester are each just 8 miles from the house, Goodwood Motor Circuit, the home of the world famous Goodwood Festival of Speed, Goodwood Revival & regular Club Events is just 9 ½ miles, Goodwood Racecourse for Glorious Goodwood & many other spectacular Horse racing events is only 13 miles away, these making Belfairs a perfect destination for accommodation over the many festivals as well as a peaceful beach location.

The house is solely for guest use.

Please remember that the stairs are wooden and can be slippery - kids must be careful not to go up and down wearing just socks or they may slip!

Please do not wear shoes on the carpets once upstairs.

Dogs are not allowed on any furniture or upstairs at any time.

Loud parties are not permitted; the house is located on a quiet private estate.

Smoking is only permitted outside of the house.
