The single bathroom includes a hair dryer for added convenience. Stay comfortable year-round with heating and air conditioning throughout the home. Whether you’re curling up with a book or preparing a meal, this awesome space offers a welcoming atmosphere. Enjoy all that Blue River has to offer when you stay at our place. NOTE: There is a sofa bed and single bed conversions in the living room expanding to 6-7 guests. Front door is keypad entry and will be messaged to you on the day of your arrival.

Core Property Rules
Property Under Surveillance: Please note that the exterior of the property is monitored by security cameras for the safety, security and insurance of our guests and home. Removal or tampering with the cameras will result in a $200 fine.
Internet/Electricity: Please note that there is WiFi on the property but due to the location of the property there can be electrical outages from time to time.
No Parties or Events: Parties, events, and large gatherings are not permitted. Please be respectful of our neighbors, as this is a quiet residential community. Unapproved parties can result in forfeiture of remaining stay at guest expense. No exceptions or refunds.
Quiet Hours: Quiet hours are observed from 10:00 PM to 8:00 AM. Please keep noise levels to a minimum during this time.
Occupancy Limits: A maximum of 7 overnight guests is permitted. Any daytime visitors should be disclosed to the host in advance. Visitors are welcome during the day but must depart by 10:00 PM. Overnight guests must be included on the reservation and approved in advance. Extra-person charges may apply and vary depending on property policy
Photo ID/Credit Card: Government-issued photo identification and a credit card, debit card, or cash deposit may be required at check-in for incidental charges
No Smoking or Vaping: Smoking and vaping are strictly prohibited inside the home. If smoking outside, please remain away from open doors and windows and properly dispose of all cigarette butts. If guests are found to violate this request, there will be a $200 fine.
No Shoes inside the house, please remove upon entering.

Operational & Safety Guidelines
No Pets: Pets are not permitted on the property. Unauthorized pets may result in additional cleaning fees.
Parking: Parking is permitted only in the driveway and along the designated side of Fir Lane. Please avoid blocking neighboring properties or road access.
Amenity Use:
The BBQ grill is in the garage, please move out to the back patio for use. After using the BBQ grill, please clean the grates and turn off the propane. Return to the garage upon check-out. Please make sure it is cool before returning to the garage.
The fireplace is operated by the labeled wall switch—please do not attempt to open or service the fireplace. If you experience any issues, please contact us.
Laundry, there are limited supplies, so please bring your own if you have specific preferences.
Bathroom includes towels, hand soap, shampoo, conditioner, body soap and hair dryer.
Damage Reporting: Please report any property damage, maintenance concerns, or broken items immediately so they can be addressed promptly.
Safety & Security: Please ensure all doors and windows are locked when leaving the property and notify us immediately of any safety or security concerns. Also included on the property is a fire extinguisher/fire blanket in the kitchen, a fire extinguisher in the garage and a first aid kit in the laundry room.

Check-Out at 11AM or earlier
Put Load all dishes and start dishwasher
Put all dirty towels in bathtub
Please DO NOT strip the beds. Leave the beds the way they were when you woke up.
Take out all trash to bin in garage
Empty/discard perishable food items in the refrigerator
Turn off all lights, in bedroom, leave fans on medium.
Close all blinds, in bedroom close with dark blinds.
Turn off TV/Soundbar and put remotes on end table near front door.
Set AC to 74 degrees & put control in caddy on wall
Shut and lock all windows and doors
Check belongings: Look in drawers, closets, and outlets for chargers or clothes.
Clean the grill and put the cover back on (please let it cool down if recently used) and put in the garage.
