FAQ: - No Smoking of any kind is permitted in the property: If any signs of smoking are documented, the renter agrees to pay a $200.00 penalty fee. - Pets Allowed. Renter will be responsible for any damages - Stairs required for access - One Security Camera (Facing Parking area only) - Paved Road to Cabin, easy drive with no steep cliffs or drop offs - Gravel Parking for up to 5 cars - Central Heating and Air. Laundry detergent, Dishwasher detergent, Paper products, Trash bags and Towels are left in limited quantities. Please note that you may need to provide more of these things depending on your usage. 1. CHECK-OUT: Check out time is 10am. This is so that the cleaner has time to properly prepare for the next guest, we ask that guests have checked out by this time. - Check-out is defined as all guests and personal property are completely off of the property. Guest agrees to pay a $50 fine for every hour if not checked out by the specified check out time. - If late check-out is required, please confirm with host prior to booking using the Airbnb app messenger. If late check-out is approved by host, the Guest agrees to pay a $25 late check-out fee for each extended hour of stay.
2. MAXIMUM OCCUPANTS: Only the specific number of guests noted in the booking are allowed on premises, unless approved in writing by host/manager. If Guest exceeds the occupancy noted in the reservation, all guests and/or visitors to the Property will be immediately evicted without refund for unused days remaining. Guest also agrees to pay a charge of $100 per person/ per day for every visitor not identified by Guest in the reservation.
3. AGE: You must be 25 years of age or older at time of booking in order to reserve this Property. - Guest confirms that he/she is at least 25 years old and will provide ID for verification.
4. SMOKING FEE: Guest agrees to pay a $500.00/ per day Smoke Damage Cleaning Fee if any sign or smell of smoke is encountered by host/manager or cleaning crew after guest checks out. This fee will cover costs to remove odors from the home, to have a professional ozone the home, and lost revenue during cleaning.
5. PETS: Maximum 2 pets are allowed, maximum weight 50 lbs. each. - There is a crate provided under the first floor bed. Pets are not allowed to roam free while guests are away. - No pets allowed in the Hot Tub. - Keep pets off of all furniture, including beds. - Clean up all pet waste. Dispose of it in the provided Pet Waste Station receptacle. - Keep pets out of the basement. The basement is carpeted. This is to protect the carpet. - Guests are responsible for any damage caused by their pets. - Any violation of pets on the furniture or in the Hot Tub will incur an extra $50 cleaning fee.
6. EVENTS: No Events without prior written approval from the Host.
7. REPORTING DAMAGE: Guest agrees to keep the Property in same condition throughout their stay. Any damage to furnishings, fixtures, or furniture or other notable conditions found upon arrival will be reported to the Host/Manager within one (1) hour of occupancy.
8. DAMAGE: Guest agrees to pay any damage made by guests or their visitors to the property and property furnishings, fixtures, or furniture. Guest agrees to pay for any damage made by guests or visitors that exceeds the deposit amount.
9. ENTERING PREMISES: Host, or Host's Agent may enter the Property at any time, with no prior notice, in the event of an emergency, in order to perform necessary repairs and/or maintenance; and with 24 hours’ notice, for normal maintenance.
10. ITEMS LEFT BEHIND: Host shall not be liable or responsible for personal items left behind, lost or stolen. If you leave an item after checking out and wish to have it returned, message Host/ Manager as soon as possible and we will arrange for shipment. We will inform you of the shipping cost and with your approval, charge the credit card on file to cover the expense.
11. ILLEGAL SUBSTANCES: Illegal substances are strictly prohibited and grounds for immediate eviction from the Property. You, your guests and visitors, agree that any drug use on the Property, or using the Property for any unlawful purpose, or violation of any law or ordinance on or about the Property will immediately terminate your occupancy and be grounds for immediate eviction from the Property without refund for remaining days on reservation.
12. LIABILITY: Host shall not be liable to Guest, its guests or invitees or any other person for any injury, loss or damage to any person or property on or about the Property. Guest shall hold Host harmless and indemnify Host from and against all loss, injury or damage occasioned by the use or misuse or abuse of any part of the Property and from or against any omission, neglect, or default of Guests, or invitees.
13. LOSS OF USE: Guest agrees to pay any documented loss of host income created by guest violating house rules.
14. No eating of food in the bedrooms.
15. TRASH: All inside trash bags should be taken to designated trash bins outside and placed in the bin. Make sure the lids are closed on the bins and the bear box is closed. NO LOOSE TRASH SHOULD BE PLACED IN THE OUTSIDE BINS, ALL TRASH HAS TO BE IN A TRASH BAG BEFORE PLACING IN THE BIN. Failure to follow this rule will incur a $100 cleaning fee.
16. CHANGING OF LOCKS: Guest shall not re-key or change out door locks/ door hardware under any circumstances.
17. COMPLAINTS FROM NEIGHBORS: We want all of our guests are to be respectful of neighbors, and shall keep noise to a minimum while in back or front yards. Quiet time is 10pm to 8am. Any disturbance triggering a visit by police will require immediate eviction of all guests from Property. No refund will be given for the unused portion of the guests stay.
18. HOMEOWNERS ASSOCIATION: Guest will follow all Home Owners Association rules. A list of pertinent rules has been provided in the property for Guest review.
19. HOT TUB: Guest agrees to read and follow the posted hot tub rules. No children under 10 years old allowed without adult supervision. Optimum temperature is 100-102, do not use if temperature is above 104. No glasses or breakables allowed in the hot tub or surrounding area. Do not use alcohol, tranquilizers or other drugs that cause drowsiness or that raise and lower blood pressure while using the hot tub. Elderly persons, pregnant women, and those with health conditions should consult a physician before using. No bubble bath, bath salts, soaps, candles, or burning objects allowed near or around the hot tub. No pets in the hot tub.
20. KITCHEN ITEMS: All items in kitchen including silverware, pots/pans, spices, flatware, etc. have been counted, and any item removed from premises will be charged to the guest. All dishes are to be placed in the dishwasher. The dishwasher is to be run before check-out.
21. LINENS: Please be respectful of bed sheets and towels. Makeup/foundation, face medications/creams, and tanning products will stain and/or bleach linens/towels. Please avoid using regular hand/bath towels with all skin products. Guests are not to wash laundry belonging to the home in order to hide stains. Housekeeping will wash all laundry. Unsalvageable linens/bath towels will be charged to the guest.
