Four bedroom cabin built for groups, sleeping 10 across five beds. Set back in the woods, eight minutes from Mercier Orchards and twelve from downtown Blue Ridge. A base for families, friends traveling together, and anyone who wants everyone under one roof.

Hot tub on the stone patio, four fireplaces, a covered wraparound deck with a gas grill and outdoor kitchen, and a lower level with a wet bar and shuffleboard. Everything the group needs is already here.

THE SPACE
2,646 square feet over two levels plus a game room above the garage. The main level is open, with vaulted ceilings, a gas stone fireplace and a TV in the living room. Kitchen with a full size refrigerator, oven and stove, dishwasher, microwave, island and pantry, plus a Keurig, drip coffee maker, air fryer, blender, crock pot and waffle maker. TVs in every room, blackout shades in most, luggage racks in every closet, laundry on the upper level. Fubo is set up for live TV.

SLEEPING LAYOUT
Four bedrooms, five beds, sleeps 10.
- Bedroom 1, main level: King bed
- Bedroom 2, main level: Queen bed, Olympic size
- Bedroom 3, lower level: King bed
- Bedroom 4, lower level: Bunk room, queen over queen, with a fireplace

Three full bathrooms with stone finishes and walk in showers. There is a soaking tub as well.

- Second living room with a sofa, gas fireplace, and TV
- Wet bar with a stone base, wine rack, bar stools, under counter fridge, and an ice maker
- Shuffleboard and board games

GAME ROOM
- Separate game room above the garage with an arcade, foosball and air hockey

GUEST ACCESS
Guests have the whole cabin and grounds. The garage and the owner storage closets are not part of the rental. You will receive a customized door code that works only for you and only for your reservation dates.

HOUSE RULES
Maximum 10 guests
- No smoking anywhere on the property, inside or out
- No parties or events
- Quiet hours 10:00 PM to 8:00 AM
- Primary guest must be 21 and present for the entire stay
- Pets are not allowed on furniture or beds
- Please do not move furniture between rooms or levels

OTHER THINGS TO NOTE
- The driveway is gravel
- Driveway parking for up to 5 vehicles
- Children should be supervised at all times throughout the property, including the hot tub, the decks, the stairs, and both outdoor fireplaces
- Use the outdoor wood burning fireplaces responsibly, keep them attended, and make sure they are fully out before going inside
- Please leave the grill clean after use

PET POLICY
Dogs are welcome, up to 2 per stay. Dogs only, no cats. Pet fee is $150 (excluding tax). Please add your pet to the reservation before you arrive so we can prepare the home. Undisclosed pets will incur a fee of 2x the standard pet charge per pet.
For all pets, we ask that you:
- Clean up after your pet in the yard
- Keep pets off furniture and beds
- Crate pets when left unattended
- Clean up any messes inside the home promptly
Excessive shedding that requires additional cleaning may result in a $100 cleaning fee. Any damage to furniture or home furnishings caused by pets may also result in additional charges.

LATE CHECK OUT FINES
Unauthorized late check-outs will incur the following fees:
- Up to 30 minutes late: $50
- 30 to 60 minutes late: $100
- More than 60 minutes late: Up to the cost of one additional night, plus any fees incurred for delayed or rescheduled cleaning services or impacted incoming reservations.
Late check-out fees are not optional and will be charged automatically if the property is not vacated by the designated time. Thank you for your understanding, this is to allow our cleaning and maintenance teams adequate time to prepare the home for incoming guests.

HOT TUB RULES & WAIVER
- Rinse before use
- No glass in or around the tub
- Cover the hot tub when not in use
- No children under 12 in the hot tub without adult supervision

HOT TUB USE IS AT YOUR OWN RISK
By using the hot tub, you acknowledge that it involves inherent risks (e.g., slipping, overheating, or medical complications). You assume full responsibility for your safety and that of your guests.
By entering the hot tub, you agree to release and hold harmless the hosts from any and all liability for injury, illness, or accidents that may occur.
