Our HOA requires a signed rental agreement and the booker’s ID verification, which helps us confirm who’s arriving and verify age. The booking platform doesn’t share guest IDs with hosts, so we complete these steps through Happy Guest, a secure website (no app download or account needed).
Guests are required to choose either a $75 non-refundable damage waiver from a third-party insurer, or a $1,200 refundable security deposit hold (temporary authorization only, not an actual charge), released after checkout if there’s no damage or excessive cleaning.
For stays over 10 nights, the damage waiver is $75 plus $3 for each additional night, and the security deposit hold is $2,000.

All adult guests must be 25+ except members of the same family.

A 9% lodging tax is required for all bookings and will be collected and remitted on behalf of guests.

☆ Vacationing With Pets ☆
* Pet Fee: $225 per property per stay for up to 2 fully house-trained dogs that are current on rabies vaccination and flea/tick prevention; $450 total excluding platform fees if dogs are present in both properties.
* No cats or any other animals.
* Pet rules apply (off furniture and beds, crate if alone). Full rules sent at booking.
* Each property provides a 24”x36” kennel and dog bowls.

We welcome intimate weddings, retreats, and special gatherings across both houses. Events should stay within our maximum guest capacity of 29, including both properties, and additional fees or policies may apply based on group size and details. Contact us for more information.

Guest access
Guests can access both properties entirely. For safety and property protection, guests are required to follow the occupancy limit for each house's interior space: 16 for Crimson Hideaway and 13 for 35 Hideaway.

~Check-in and Check-Out~
Standard check-in time is 4:00 PM, and check-out is 10:00 AM.
Early check-in and late check-out may be available for a small fee, subject to cleaning schedules. Availability is confirmed the day prior.

~Refunds~
We want your stay to be perfect, but please understand that we cannot issue refunds for factors beyond our control, such as weather conditions. We highly recommend guests purchase trip insurance.

This home is nestled in the heart of nature. To help keep critters out, please keep doors and windows closed during your stay. Despite regular pest control efforts, occasional encounters with insects or other small pests—indoors or outdoors—may occur. No refunds will be issued for pest sightings.

Additional cleaning may be required for stays over 10 days. Please reach out to inquire about longer stays.

Violations of our house rules may lead to guests having to leave prematurely without a refund.

Prioritizing guest safety, this retreat features smoke and carbon monoxide detectors, fire extinguishers, propane gas alarms, and a professionally installed playground with 9 inches of protective pine bark mulching to enhance child safety.

For property protection and insurance purposes, exterior security cameras covering the front entrance, driveway, and parking must remain active at all times. To respect our neighbors, a noise monitoring device is installed on the property to measure sound levels only—it does not record audio.
