★ About Just Happy Homes ★

The Retreat is part of 𖠿 Just Happy Homes 𖠿, a small collection of privately owned vacation homes designed for clean, comfortable, and stress-free group stays.

Just Happy Homes is a small collection of vacation homes run by Brian and Jane, who stay directly involved with each property to make sure every home is thoughtfully prepared, well-maintained, and ready for guests to settle in with confidence.

Our goal is simple: help you feel secure when you book, cared for when you arrive, and happy with your decision to chose our home.

We think about the details that make travel easier: comfortable beds, stocked kitchens, clear instructions, kid-friendly supplies, responsive communication, and spaces that help people gather naturally. Because a great vacation home should not just look good in photos. It should actually work beautifully for the people staying there.

★ The Home ★

The Retreat has three levels with bedrooms and bathrooms on each floor, making it a strong fit for large families, multi-generational trips, multi-family vacations, ski groups, and friend getaways.

The layout gives everyone room to spread out without losing the feeling of being together.

✓ Main level ➜ mudroom, Great Room, kitchen, dining, primary suite + bath, half bath, and deck access

✓ Upper level ➜ king bedroom, queen bedroom, and full bathroom

✓ Lower level ➜ bunk room, queen bedroom, full bathroom, game room, wet bar, and hot tub access

The home feels private and peaceful, surrounded by wooded views, while still being close to skiing, restaurants, shops, trails, and year-round Bethel adventures.

★ Great Room, Kitchen & Dining ★

The main level is the heart of the home.

Enter through the mudroom, drop your coats, boots, skis, and bags, then step into the open-concept Great Room, kitchen, and dining area.

The Great Room features cathedral ceilings, floor-to-ceiling windows, warm mountain-modern design, comfortable seating, and a gas fireplace that makes the whole space feel cozy and inviting (not available during the summer). It is the perfect place to gather after skiing, watch a movie, read by the fire, or linger over coffee while the kids play downstairs.

The kitchen is fully equipped for guests who actually cook. You will find Bosch appliances, hickory cabinets, granite countertops, cookware, serving pieces, dishes, glassware, an Instant Pot, toaster oven, air popcorn maker with kernels, and multiple coffee options including Keurig, drip, pour-over, French press, whole bean coffee, ground coffee, K-cups, creamer, and tea.

The dining table seats 8, with 2 additional bar stools at the kitchen peninsula. A highchair is available for younger guests.

This setup works well for real group meals: easy breakfasts before the mountain, big dinners after a day outside, takeout nights, board games, and the kind of slow meals that become part of the trip.

★ Game Room & Entertainment ★

The walkout basement game room is one of the favorite hangout spots in the house.

Enjoy an 85” Samsung Smart TV, complimentary Xbox Game Pass Ultimate, karaoke machine, Dance Dance Revolution, board games, oversized bean bags, wet bar seating, and space for kids, teens, and adults to unwind.

This room gives your group a second living area, which matters. Kids can play downstairs while adults relax upstairs. Teens can hang out without taking over the Great Room. Adults can pretend they are “just checking on the kids” and then become weirdly competitive at Dance Dance Revolution. Happens to the best of us!

Throughout the home, there are 5 smart TVs ranging from 43” to 85”, high-speed fiber-optic internet with mesh WiFi, and two dedicated work-from-home areas.

★ Bedrooms & Sleeping ★

The home sleeps up to 14 guests across 5 bedrooms, with a layout that works well for families, couples, kids, and friend groups.

✓ Primary suite - main level

King bed, ensuite bathroom with tiled shower, wall-mounted TV, dedicated work desk, full-length mirror, closet, hangers, and luggage rack.

✓ Upstairs king bedroom - upstairs

King bed, spacious layout, second work desk, closet, hangers, and luggage rack.

✓ Upstairs queen bedroom - upstairs

Queen bed, wall-mounted TV, cozy sitting chair, closet, hangers, and luggage rack.

✓ Lower level bunk room - walkout basement

Four twin bunk beds with playful animal artwork — perfect for kids, cousins, or younger guests.

✓ Lower level queen bedroom - walkout basement

Queen bed, wall-mounted TV, sitting chair, closet, hangers, and luggage rack.

✓ Additional sleeping

Two luxury memory foam cots are available and can be used separately as twin beds or combined to create a queen-style sleeping setup. They are much more comfortable than a typical sofa bed.

All bedrooms include memory foam mattresses, cotton sheets, sound machines, alarm clocks, closet space, coat hangers, and luggage racks.

★ Bathrooms ★

The home has 3 full bathrooms and 1 half bathroom, with a full bathroom on each level.

✓ Main level ➜ primary ensuite with tiled shower + half bath near the entry

✓ Upper level ➜ full bathroom with tub/shower combination

✓ Lower level ➜ full bathroom with tub/shower combination

The tub/shower combinations are especially helpful for families traveling with young children.

Bathrooms are stocked with essentials including shampoo, conditioner, body wash, hand soap, toilet paper, and hair dryers.

★ Outdoor Space ★

The Retreat has peaceful outdoor spaces for relaxing, grilling, playing, and enjoying the wooded setting.

✓ Private hot tub

The 7-person hot tub is serviced before each guest group and is perfect after skiing, hiking, biking, or exploring Bethel.

✓ Wraparound deck

The oversized deck includes a propane grill, outdoor dining, and lounge seating during warmer months. It is a beautiful place for morning coffee, dinner outside, or relaxing while surrounded by trees.

During winter, the deck is cleared and only the grill remains available.

✓ Yard and playhouse

The grassy yard is surrounded by tall trees and gives kids and dogs room to enjoy the outdoors. Kids love the playhouse with wave slide, best suited for ages 2–10.

★ Kid-Friendly Details ★

Traveling with little ones is easier when the basics are already there.

We provide:

✓ Highchair with splat mat

✓ Pack-n-play

✓ Children’s dishware and utensils

✓ Potty-training seat

✓ Toy box and books

✓ Outlet covers

✓ Sound machines

✓ Outdoor playhouse with wave slide

The house is designed to be welcoming for children without feeling like a house that only works for children. Adults still get the beautiful mountain-home experience. Kids just get to have a blast too.
