Built for large groups and families. Four private king bedrooms, plus a quadruple queen bunk room, sleep 16 without anyone drawing the short straw. Overlook sits at the top of 10 private acres above Bellaire, and the whole west side looks out over Intermediate Lake. Between the sauna, cold plunge, hot tub and two fires, there's no reason to leave the property once you've arrived.

THE AREA
Downtown Bellaire and Short's Brewing are a short drive. Shanty Creek and Schuss Mountain are close for golf in summer and skiing in winter. The Chain of Lakes has Torch Lake, Elk Lake and Lake Bellaire, with sandbars, boat launches and small waterfront towns. Fall color peaks across the hills in October. Traverse City's airport is about 45 minutes away.

Your group has the whole house, the deck, the hot tub, sauna and cold plunge, and all 10 acres. Guests also have full access to the oversized two car garage, which is heated in the winter.

Residential with rolling hills and long range views. The immediate area is rural and low‑density with upscale custom homes on acreage. Key local attractions and draws: the Elk River Chain of Lakes (Lake Bellaire, Intermediate Lake, Clam Lake, Torch Lake), Grass River Natural Area (paddling/trails), and Shanty Creek Resort (golf and skiing) within a short drive. Five-minute drive to downtown Bellaire for local shops, dining, and groceries.

Four wheel or all wheel drive required in the winter. Roads to the house are plowed daily, but two wheel drive vehicles may struggle going up the hill.

Roads are two‑lane county and state routes with good signage. Walkability is limited around Horseshoe Path itself but downtown Bellaire is walkable for errands and dining. Rideshare availability (Uber/Lyft) is patchy or nonexistent. Local taxi and shuttle services operate seasonally.

- Self check-in with a keypad. Check-in is 4:00 PM, checkout is 10:00 AM.
- The house is on a hilltop off a private road. From November through March, an all-wheel or four-wheel drive vehicle is strongly recommended.
- Parking for 6+ vehicles.
- The bunk room and the fourth king bedroom are on the lower level, one flight of stairs below the main floor.
- The sauna, cold plunge and hot tub are for adults or supervised children. Skip alcohol before and during sauna or plunge sessions, and keep sessions short. If anyone in your group has a heart condition or is pregnant, check with a doctor first.
- The house is in the woods, so deer, turkeys and other wildlife are regular visitors.
- Maximum 16 guests. Only guests listed on the reservation may be on the property.
- The primary guest must be 25 or older.
- No parties or events. Quiet hours are 10:00 PM to 6:00 AM, because sound carries across the valley.
- No smoking indoors. Pets: [confirm yes or no].
- Exterior cameras on main entry and garage door. There are no cameras inside the house or in outdoor living spaces.
- A signed rental agreement is required to hold the reservation.
