Welcome to our brand-new luxury annex, a peaceful countryside retreat set on our private one-acre property in beautiful Bedfordshire. Designed for comfort ,this spacious two king sized bedrooms, the 3rd bed-an office to work if needed and two-bathroom home in a calming rural atmosphere. Whether you’re visiting family, travelling for work, exploring local attractions, like Woburn Safari 15 minutes away or simply seeking a quiet break, our annex provides everything you need for an enjoyable stay
The space
Welcome to our stunning, newly built two-bedroom annexe and office , set within an acre of peaceful countryside. This spacious and stylish retreat offers around 1,000 sq ft of thoughtfully designed living space—perfect for families, couples, professionals, or anyone seeking a relaxing escape.

We’re ideally located for local adventures and easy travel:
⭐Woburn Safari Park – 15 minutes away
⭐Centre Parcs Woburn Forest – 10 minutes away
⭐Luton Airport – 21 minutes away
⭐Whipsnade Zoo – around 20–25 minutes
⭐Dunstable Downs – about 15 minutes, perfect for walking and scenic views
⭐Countless beautiful country walks and cycling routes, which we’re always happy to recommend—or even guide you on!

And if you’re in the mood for some retail therapy, Milton Keynes is just a short drive away and home to one of the UK’s best shopping destinations. The centre offers:

Enter through your private gated entrance to your own charming stable door, which opens into a bright, fresh open-plan living space. The ground floor features luxurious underfloor heating throughout, while the upstairs bedrooms are fitted with radiators for year-round comfort. The upstairs bathroom also benefits from underfloor heating, adding an extra touch of luxury.

The property features:
Downstairs king sized bed (bedroom ) with modern ensuite
One more bedroom beautifully furnished upstairs , with another full sized bathroom .
We also offer a office/small bedroom if you need to work.
A comfortable main lounge with cosy seating, TV, Wi-Fi, and Netflix—ideal for unwinding after a long day

Parking, Pool & Outdoor Surroundings:
You’re welcome to park on our private estate driveway — we have space for up to 10 cars, so parking is always easy and stress-free. We will allocate your place to park when you check in.

Guests can enjoy our outdoor swimming pool just outside your back door from May to September, perfect for lazy summer days and refreshing afternoon dips.

The beautiful pond area can be used but by arrangement as this on the main house grounds .

We’re also located right next door to a beautiful horse retreat, where you can often see horses grazing in the adjoining fields right from your bedroom window . It adds a wonderful countryside charm to your stay and is always a guest favourite.

We have Friendly Dogs living in our home & with an Easy Check-In:

We do have dogs in our home , so you may bump into one of our older Australian Labradoodles during your stay. They’re extremely friendly and love saying hello, so we hope you’re dog-friendly too!
For your convenience, we provide a QR code for easy access into the property, making check-in simple and hassle-free.

Guest Identification
For security and compliance purposes, all guests may be asked to present a valid government-issued ID at check-in. International guests may be required to show a passport. This is a standard procedure and any information viewed or collected will be handled securely and in accordance with applicable laws and Airbnb policies.
