When dinner`s done, the separate snug holds a wall-mounted smart TV for Netflix. Outside, the wraparound lawn gives everyone space to sit out or let the kids run around.

Location
This is a quiet residential corner of Batley in West Yorkshire, with plenty of green space and good places to eat close by. A car makes the stay easiest, and there are walking and cycling trails, a country park and a family zoo all within a short drive.

Good to Know Before You Book
Living is single-level, though a staircase leads up to one of the bedrooms, so a few steps come with the stay. There are two kitchen areas, with the second offering a coffee machine, microwave and direct garden access. Check-in is self check-in via a lockbox at the property, and full instructions are sent on the morning of arrival. Free parking is on-site: one car on the driveway with off-street space for one or two more. Pets are not allowed, and there`s no smoking anywhere on the property. Car charging from the house electricity supply is not permitted for safety reasons.

Extra charges
Early check-in and early check-out can be requested, subject to availability, and arranged after booking through a secure third-party platform.

Booking policy
Guests are not required to pay a security deposit for this stay, however, we reserve the right to charge up to £200 to the card on file in the case of any damage or excess mess. Please take care and tidy up after yourself during your stay.

Full payment is due 30 days before arrival and will be automatically charged to the card on file. If payment fails, it must be completed within 24 hours or the booking will be cancelled. Early payment is allowed; card fees up to 3 percent are non-refundable if cancelled.

Cancellation policy
Full refund if cancelled 30 or more days before arrival. Fifty percent refund if cancelled fourteen to thirty days before arrival. No refund if cancelled within fourteen days of arrival.
