1. Description

A quiet, high-floor home in Bangkok. Not a hotel room, and not a short-stay rental.

You will be on the 29th floor of a residential condominium where every neighbour is a long-term resident. No luggage in the corridors, no weekend crowds, no doors slamming at 2 AM. Just a calm private floor and an open sunset view from your own balcony.

The MRT Blue Line station is less than a one-minute walk from the lobby, and yet the room itself is remarkably quiet. With the windows closed you will barely hear a train pass.

Everything is included in one monthly price: electricity, water, and 500 Mbps fibre internet. No meters, no top-ups, no surprise bill at checkout.

The unit is 30 sq.m., but you will not live in 30 sq.m. A full fitness centre, a swimming pool, a sauna, a private meeting room, a co-working lounge, a game room and a rooftop garden are all included at no extra cost, so the building works as an extension of your home. Guests who stay a month tend to settle into a rhythm: gym in the morning, desk during the day, rooftop at sunset.

We host monthly stays only, and that is precisely why the building stays this peaceful.

2. Property

A 30 sq.m. private unit with 1 bedroom, 1 living room, 1 bathroom, and 1 balcony.

Sleeping and comfort
- King-size bed for two guests. The living-room sofa converts into a 5-foot-wide bed for a third guest.
- Two air conditioners, one in the bedroom and one in the living room, so the whole unit stays cool.
- Balcony with an open, unobstructed view. The sunsets from here are the reason guests extend.

Working from home
- A dedicated workspace with a proper desk and a comfortable ergonomic chair.
- 500 Mbps download and 500 Mbps upload, stable enough for a full day of video calls, large uploads, and VPN work.
- If you want a change of scene, there is a free co-working lounge one floor above you, and a private meeting room downstairs you can book when you need a door that closes.

Living, not just staying
- Free washing machine inside the unit. Coin-operated dryers are available downstairs.
- Smart TV with Netflix and streaming apps.
- Fridge, kettle, microwave, iron and ironing board.
- A full cleaning kit is provided: vacuum cleaner, cleaning products and cloths.
- Fresh linens, towels and basic toiletries are ready for you on arrival.
- Mid-stay cleaning can be arranged on request for an additional fee.

A note on food
There is no cooking kitchen, and the microwave is for reheating only. In practice, most guests never miss it. A 7-Eleven and local restaurants are a short walk away, food delivery reaches the lobby in minutes, and the food court at Seacon Bangkae is one station away. Nothing to cook, and nothing to wash up.

Safety
The building has 24/7 security and keycard access control, with a floor-lock system that allows entry only to your own floor and the shared floors. Your room door has its own digital lock.

3. Access

Every facility below is included in your stay at no extra charge. There is no membership to buy and no day rate to pay. Your keycard opens your own floor plus all shared floors.

Getting in is easy. The route from the car park and lobby to your door is completely step-free, with no stairs and no raised thresholds, and lifts serve every floor. On-site parking is available.

6th floor, the wellness floor
- Fitness centre, and this is a genuine gym rather than the two-machine corner you often find in Bangkok condos. Treadmills and cardio equipment, a full set of free weights for strength training, and a range of resistance machines covering chest, back, shoulders, legs and arms. You can run a proper training programme here without paying for an outside gym membership.
- Swimming pool, quiet on weekdays because the building is residential. Good for laps in the morning or an easy swim after work.
- Sauna, next to the pool.
- Private meeting room, bookable and enclosed. Useful when you need a door that closes for an interview, a client call or a presentation.

30th floor, the work and relax floor, one floor above your unit
- Co-working space with a calm, low-traffic atmosphere. A change of scene from your desk that costs nothing and takes thirty seconds to reach.
- Game room, for downtime without leaving the building.
- Rooftop public garden with open views across the city. The best spot in the building at sunset.

1st floor, everyday practicalities
- Reception lobby and mailboxes, which matters if you are relocating and expect deliveries or documents.
- Self-service laundry zone with washing and drying machines, useful for bedding and bulky items even though you have your own washing machine upstairs.
- Drinking water vending machines, an automatic beverage dispenser and a 7-Eleven smart vending machine. These are pay per use.

Shared facilities are open daily from 6:00 AM to 10:00 PM, and the fitness centre stays open until midnight, so a late workout after a long day of calls is never a problem.

4. Interaction

Check-in and check-out are fully self-service. You will not need to meet me or any staff member, and you can arrive on your own schedule.

5. Prime Location

MRT Phetkasem 48 station is at our doorstep, under a one-minute walk from the entrance. Everything below is reachable on the MRT Blue Line without changing trains.

Healthcare
- Phyathai 3 Hospital: 5 to 10 minutes by car.

Everyday essentials
- Seacon Bangkae Mall: 1 station, with direct access from the station and a large food court.
- Big C and Lotus's supermarkets: 2 stations.
- The Mall Bangkae: 3 stations, with a skywalk straight into the mall.
- 7-Eleven and local restaurants: on foot.

City and business
- Bang Wa interchange: 1 station, connecting to the BTS Silom Line.
- Sam Yan and Samyan Mitrtown: around 17 minutes.
- Silom, Bangkok's main business district: around 18 minutes.
- Queen Sirikit National Convention Centre: around 24 minutes.
- Sukhumvit, for Asok and Terminal 21: around 26 minutes.

Weekends and green space
- Wat Mangkon, the gateway to Chinatown and its street food: around 13 minutes.
- Lumphini Park: around 20 minutes.
- IconSiam riverside mall: 15 to 20 minutes by car.

- Siam University: a 5-minute walk.
- Chulalongkorn University: around 17 minutes, same train, no transfer.

6. Rules

This is a private residential condominium, so a few building rules are firmer than you might expect at a holiday rental. I would rather tell you now than have you receive a fine from the building management later, so please read these three points before you book.

No Smoking: Smoking is not permitted in the unit or in any shared area. The building management may issue a fine of up to 5,000 THB. There is a designated smoking area on the 1st floor near the parking building.

No Eating or Drinking in Common Areas: Please enjoy food in your own unit. The building management may issue a fine of up to 5,000 THB.

Asset Care: Please look after the furnishings. In case of loss or damage, the replacement cost may be charged.

Everything else is straightforward. Treat the place as your home for the month and you will have no issues at all.
