Welcome to the Beacon House – The Ultimate Ocean City Getaway!
This spacious and charming property offers two separate living units, making it an ideal choice for large families, groups of friends, or anyone looking for plenty of space to spread out and enjoy Ocean City together. Nestled in the heart of Ocean City, this home is just 7 blocks from the beach. With a prime location close to a variety of eateries, shops, and attractions, you'll have everything you need right at your fingertips.

The two units together offer 7 bedrooms, 2 full kitchens, 2 cozy living rooms, and 4 bathrooms—plenty of space for everyone to relax and enjoy themselves. There's also a driveway with room for 2 average-sized vehicles and a spacious yard, perfect for enjoying the outdoors after a day of fun.

While the two units are completely separate, each with its own entrance, this listing includes both, so you’ll have the whole place to yourselves! Please note that there is no interior access between the two units, but they offer plenty of privacy for each group. If you're looking for a more intimate stay, each unit can also be rented individually.

GROUND LEVEL UNIT:
The ground level unit has 3 bedrooms and 2 full bathrooms.
BEDROOM 1 - 1 Queen Bed with ensuite full bath
BEDROOM 2- 1 Full Bed with a Full Trundle Bed
BEDROOM 3- 1 Full Bed

UPSTAIRS UNIT:
The second level of the home has 4 bedrooms and 2 full bathrooms.
BEDROOM 1 - 1 Queen Bed with ensuite full bath
BEDROOM 2- 1 Single Bed with a Single Trundle Bed
BEDROOM 3- Full Bed with a Full Trundle Bed
BEDROOM 4- Upstairs Loft Room with 1 Full Bed with a Trundle Bed and 1 Single Bed

EXTERIOR:
Guests may also enjoy the front yard, which has seating, a bbq and a fire pit. (Please note that guests must provide their own firewood for the fire pit and propane for the grill)

PETS:
*ONLY ACCEPTED FOR THE LOWER UNIT. THERE WILL BE NO PETS PERMITTED IN UPSTAIRS UNIT.
-We will consider 1 pet but they must be pre-approved, meet our insurance guidelines, and there is an additional fee of $100 per stay.
-Weight restriction of 35 pounds
-Not all breeds may be permitted.
-All pets must be fully housebroken and well behaved.
-You are fully responsible for damages, stains, and abiding by our pet rules.

ACCESS & ENTRY:
-Guests will have access the entire ground level unit, the upstairs unit, driveway and yard.
-Please note that there are stairs to enter to the second floor.
-We ask that you please respect the home and the neighbors.
-Please note that check-out time is promptly at 11:00 AM. Failure to check out by this time may result in a $100 fee per hour. We appreciate your cooperation in ensuring a smooth transition for our next guests. Thank you for your understanding!

KEYLESS ENTRY:
-There is keyless entry. Your host will provide you with the door code approximately one hour prior to check in the day of your trip.

PARKING:
-Guests may use the driveway at the side of the home which is accessible from the back of the home, that can fit 2 regular sized vehicles.
-Guests may park on the block in front of the home where there is metered parking available.
-There is one parking permit provided for the municipal parking lot across the street at the bus station that is applicable through October 31.
-You may display in your dashboard and please be sure to return the permit upon your departure.
-There will be a $125 fee if the pass is not returned.
-Guests are responsible for city street parking compliance; read & follow signage to avoid parking tickets.
-We are not responsible for guest's vehicles.

BEACH TAGS:
-Beach tags will be provided.
-Please return all tags before your departure.
-There will be a $40 fee per lost or missing tag.

MAIL:
-Do not send packages to the property via mail as we do not have access to the locked street mailboxes for the property.
-We are not responsible for any items shipped to the property.

ENVIRONMENTAL NOTES:
-Property located in a beach town environment; potential for noise from cars or foot traffic.

SECURITY:
-The home is protected by exterior ring camera security.

HONESTY and EXPECTATIONS:
At "The Beacon Ocean City", we want our guests to have a clear understanding of the distinctions between vacation rentals and hotels. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue.

CLEANING:
Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay.

HOUSEHOLD ITEMS:
As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues.

-WiFi included; exterior ring camera security for added safety.
-Linens, towels, and basic amenities provided.
-Guests must purchase their own amenities when stock runs out.
-No laundry detergent is provided.
-Basic cookware supplies; no salt, pepper, oil, or kitchen condiments.

-Changing reservation dates or guest quantity may incur additional fees.

-Ocean City is a barrier island; expect common sightings of ants or critters. The property may have evidence of preventative treatments and measures.

-We utilize quilts on most of our beds for comfort, durability, and sanitary reasons. If extra blankets are needed let us know before check in.

ADDITIONAL INFORMATION:
-Respectful behavior requested due to close proximity of homes.
-This is NOT a party house. City-wide quiet hours from 10pm-7am.
-We ask that you please respect the neighbors, the neighborhood and the home.
-Please monitor noise levels, especially during the night.
-You must be 21 and over to book.
-We ask that you please read the house rules and listing in full when booking.
-If you are extremely sensitive to smells, please note that odors from food, smoke, or other sources from outside or neighboring units may occasionally be noticeable. If this is a major concern for you, please keep this in mind.

HOUSE RULES
BOOKING and GUESTS
Must be 21+ to book. The booking guest must check in and stay the entire duration.
Only registered guests are allowed. Unapproved guests will incur a $200 fee per person.
RESPECT FOR NEIGHBORS and NOISE
No parties or events. Unauthorized gatherings will result in immediate removal without a refund.
Quiet hours: 10 PM – 7 AM. No loud music after 10 PM (Atlantic City noise ordinance).
CHECK-OUT and CLEANLINESS
Check-out on time to allow for cleaning. Unauthorized late check-outs may incur fees.
Keep the property clean. No glitter, confetti, or tape on walls.
Additional cleaning fees apply for damages, excessive mess, or soiled items.
SMOKING, FIRE SAFETY and PROPERTY CARE
No smoking or drugs indoors. A $250 fee applies for violations.
No open flames, candles, or wax.
Only flush toilet paper—no wipes, paper towels, or other materials.
SECURITY and RESPONSIBILITY
Lock doors and windows when leaving.
Missing or damaged items will be charged:

We are not responsible for lost items. If found, a $25 handling fee + shipping applies. Unclaimed items after five days will be donated.
