This cute 2 Bedroom/2 Bathroom unit is waiting for you! Located Close to the Beach, Boardwalk, Casinos, and right next to the new Island Waterpark at Showboat! The space is great to enjoy a getaway with friends and family in a private and relaxing setting.
LIVING/DINING ROOM: -The unit has a spacious living area with a dining table, a comfortable living room setting with couches and seating, and a smart TV for your viewing pleasure (There is no cable for the TV just streaming apps).
SLEEPING ARRANGEMENTS: There are 2 spacious bedrooms, which comfortably sleep up to 6 guests.
BEDROOM 1: 1 Queen Sized Bed, Full bath, Smart TV BEDROOM 2: 2 Full Sized Bed, Full bath, Smart TV ADDITIONAL SLEEPING: 2 Twin pull-out couches in the living room.
LOCATION: The unit is in a complex on a beach block directly across from Ocean Resort and Casino and next to The Showboat Hotel and Island Waterpark. Take a lovely, quick stroll to the boardwalk and beach.
ADDITIONAL NOTES: -Please note that, like many areas of the city, the complex parking lot has the possibility of puddling or flooding when it rains. This is out of our control, and we suggest parking at Ocean Casino across the street in the event that it becomes problematic. -Please excuse the complex's appearance, it is under new management, and the HOA is currently doing renovations and landscaping to maintain the building and grounds.
POOL: - The development does have a pool that is open from mid June to Labor Day (opening and closing dates may vary) - This amenity can be added to your stay for an additional $50 per day. - The pool fee is non refundable - All guests must have a pool bracelet to access. There will be no entry without a valid bracelet. - The pool hours may vary based on the availability of the pool attendant. If the gate is locked, there is no access permitted to the pool area. - Use of the pool it at your own risk. - All children must be supervised at all times. - There is no jumping or diving permitted. - Please keep noise to a respectful level while using the pool. - If any guests violate the pool rules or cause any issues at the pool, they will be asked to leave and will not be permitted access for the duration of the stay. - All pool bracelets must be returned prior to check out. There will be a $200 fee for any lost or missing bracelets. - Please reach out to the host to coordinate the pool add on in advance. If you coordinate to use the pool, you will be provided with the official pool rules and the code to access the bracelets
ACCESS & ENTRY: -Guests will have access the entire 2 level unit and the outdoor balcony. -There are exterior stairs to enter the unit, and a set of interior stairs in the unit to the 2nd floor bedrooms and the bathrooms. -Please note that check-out time is promptly at 11:00 AM. Failure to check out by this time may result in a $100 fee per hour. We appreciate your cooperation in ensuring a smooth transition for our next guests. Thank you for your understanding!
PARKING: -There is ONE designated parking space for guests to use, we will release more information regarding parking with your check-in message. Your car WILL be towed if it is not parked in the proper spot. -Guests are responsible for city street parking compliance; read & follow signage to avoid parking tickets.We are not responsible for guest's vehicles. -For any additional cars, we suggest utilizing self parking garage at Ocean Casino which is right across the street.
MAIL: -We will not have access to the mailbox, so we advise to either not ship items there or to add "leave at door" to your delivery instructions. We are not responsible for any items shipped to the property.
SECURITY: -The home is protected by exterior ring camera security.
HONESTY and EXPECTATIONS: At "BreezeWay", we want our guests to have a clear understanding of the distinctions between vacation rentals and hotels. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue.
CLEANING: Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay.
HOUSEHOLD ITEMS: As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues.
AMENITIES: -WiFi included; exterior ring camera security for added safety. -Linens, towels, and basic amenities provided. -Guests must purchase their own amenities when stock runs out. -No laundry detergent is provided. -Basic cookware supplies; no salt, pepper, oil, or kitchen condiments.
RESERVATION/CANCELLATION NOTES: -If your dates are booked, please ask about our other listings. -Changing reservation dates or guest quantity may incur additional fees. -Rates/prices subject to change based on reservation adjustments. -Guests may request to change booking dates up to 14 days before check-in, subject to availability and possible rate differences. OTHER DETAILS: We are always happy to welcome families! Please note that the property is not childproof, and children must be always supervised by an adult for safety. -Atlantic City is a barrier island and city style environment; expect possible common sightings of household ants, critters or mice especially during certain times of the years. Properties are not immune to household issues like this and may have evidence of preventative treatments and measures. -Beaches are free; no tags or passes required. Beach amenities not provided. -We utilize quilts on most of our beddings for comfort, durability, and sanitary reasons. If extra blankets are needed, let us know before check-in. We cannot guarantee availability but will try our best to accommodate. -If you are extremely sensitive to smells, please note that odors from food, smoke, or other sources from outside or neighboring units may occasionally be noticeable. If this is a major concern for you, please keep this in mind.

HOUSE RULES BOOKING and GUESTS Must be 21+ to book. The booking guest must check in and stay the entire duration. Only registered guests are allowed. Unapproved guests will incur a $200 fee per person.
RESPECT FOR NEIGHBORS and NOISE No parties or events. Unauthorized gatherings will result in immediate removal without a refund. Quiet hours: 10 PM – 7 AM. No loud music after 10 PM (Atlantic City noise ordinance).
CHECK-OUT and CLEANLINESS Check-out on time to allow for cleaning. Unauthorized late check-outs may incur fees. Keep the property clean. No glitter, confetti, or tape on walls. Additional cleaning fees apply for damages, excessive mess, or soiled items.
SMOKING, FIRE SAFETY and PROPERTY CARE No smoking or drugs indoors. A $250 fee applies for violations. No open flames, candles, or wax. No hair dye. Only flush toilet paper—no wipes, paper towels, or other materials.
SECURITY and RESPONSIBILITY Lock doors and windows when leaving. Missing or damaged items will be charged: Bath Towel – $10 | Sheets – $25 | Comforter – $50 | Pillow – $10 | Throw Blanket – $20 We are not responsible for lost items. If found, a $25 handling fee + shipping applies. Unclaimed items after five days will be donated.
AMENITIES and SUPPLIES Basic essentials are provided. Once they run out, guests must purchase additional supplies. One bath towel per guest is provided. Request extras before check-in.
