A stylish, fully renovated single-level home in Sleepy Hollow Lake, a quiet gated community in the Hudson Valley. The lake is a 3–5 minute walk. Three bedrooms (king, queen and a kids' room) sleep 6, with a deck and fire pit. Families get a crib, toys and kids' dishes; remote workers get a desk and Wi-Fi. In winter, ski Hunter or Windham, then come back to a warm house and board games. Hudson and Catskill are 15 minutes away; NYC is about 2.5 hours.

ARRIVAL
Self check-in with a smart lock from 3 PM; check-out by 11 AM. Park in the driveway: street parking isn't allowed anywhere in the community.

Guest access
The whole house and outdoor space are yours. The garage is our storage area and stays closed. Your stay includes Sleepy Hollow Lake's amenities: the Lodge beach, pools, playgrounds, tennis, pickleball, bocce, basketball and the driving range. Bring your own racquets and balls.
Three things the community requires, which we arrange for you:
1. Vehicle registration. Every car must be registered and show a parking pass for your whole stay. Before arrival we'll send you a short form to sign (the community's rental policy) listing each car's owner, state and plate; email it back to us or drop it off at the community office.
2. Amenity wristbands for everyone aged 5 and up.
3. An access card for the Lodge gate and pool gates.
The wristbands and access card are waiting on the kitchen counter. Cars without a pass parked at the amenities may be towed.

The neighborhood
Sleepy Hollow Lake is a private, gated community of year-round homes around a large private lake, between the Hudson River and the Catskill Mountains. It's quiet, wooded and full of families.
In summer: the Lodge beach, pools and catch-and-release fishing. Year-round: walking roads, courts and playgrounds.

Close by: Hudson's Warren Street for shops and restaurants, Catskill's Main Street and the Thomas Cole House, Olana, Kaaterskill Falls, and skiing at Hunter and Windham.

Getting around

You'll need a car. There's no public transport inside the community, and the lake, beach, pool and playgrounds are a 3–5 minute walk; tennis and the driving range are a short drive.
Amtrak stops in Hudson, across the river; arrange a taxi or rental car from the station.
Inside the community the speed limit is 20 mph and strictly enforced, and there's no parking on any street. Roads are narrow: walk against traffic, bike with it, and wear something reflective early or after dark. RVs and trailers aren't allowed.

Before you arrive we'll send your check-in guide, the vehicle registration form and the community rules. Email the form back to us before you arrive, or drop it off at the community office.

During your stay we're a message away, and happy to recommend restaurants, hikes or what's open that week.

Other things to note
Sleepy Hollow Lake is a full-time residential community, which is why it's so quiet. Its rules are enforced by community Public Safety and can carry fines, so please read them before you book:

Quiet hours: 10 PM–8 AM Sunday to Thursday, 11 PM–8 AM Friday and Saturday

Lake: no swimming in the main body of the lake or anywhere after dusk. Swim in the roped area at the Lodge beach, or in the coves at your own risk. No personal boats or jet skis. Children under 12 wear a life jacket on the water.

Fishing: catch and release only; a New York fishing license is required.

Pools and beach: open in summer. Children under 16 need an adult; no alcohol, glass, smoking or animals.

Fire pit: keep fires under 3 feet, burn wood only, and make sure the fire is fully out before bed. No fireworks anywhere in the community.

House: no parties or smoking. Exterior cameras only, none inside. In an emergency, call 911 first.
