Self check-in is available anytime from 15:00 on arrival day — you`ll receive the building address, lockbox location, and code the day before you arrive. The elevator is inside the building lobby; press 5 for the top floor, and it opens directly into the apartment (no shared hallway).

1. Registered guests only. Only guests named on the reservation may sleep in the property. Unregistered overnight guests are not permitted. Day visitors are permitted only with prior written approval via the Airbnb message thread, and the maximum occupancy of the apartment may not be exceeded at any time. Violations authorize us to end the reservation without refund and to submit a claim through the Airbnb Resolution Center for the additional guests at our standard extra-guest rate.
2. Accurate guest count, including children. Guests are responsible for providing an accurate count of all persons staying, including children aged 3 and above. Additional bed linens may be provided on request for a fee. Misrepresentation of guest count is a violation of our rules and of Airbnb`s Terms of Service.
3. No parties or events. Parties, gatherings, and events of any kind are strictly prohibited, in line with Airbnb`s Global Party Ban. This includes daytime gatherings with non-registered guests, pre-parties, after-parties, photo/video shoots, and any assembly that exceeds the registered guest count or creates noise beyond a residential level. If we have reasonable grounds to believe a booking is intended for a party — including but not limited to last-minute local bookings, suspicious messaging, or suspicious group composition — we may cancel the reservation in line with Airbnb`s party prevention policy.
4. Quiet hours and neighbor respect. The property is located in a residential building governed by Greek law on shared residence quiet hours (κοινή ησυχία). Quiet hours are:
– 15:00 to 17:30 (afternoon rest, required by Greek law) – 23:00 to 07:30 (night hours)
During these hours, guests must keep noise to a minimum: no loud music, no loud conversations on balconies, no use of the washing machine, no moving of furniture. Noise complaints from neighbors or the building manager may result in immediate termination of the reservation and a claim for associated costs.
5. Balcony and common area conduct. Balconies and terraces are for the quiet enjoyment of guests. The following are not permitted at any time: hanging laundry, towels, flags or any items visible from outside the balcony; placing items on balcony railings; throwing, dropping, or flicking any item (including cigarette butts) from balconies; loud conversation or music on balconies during quiet hours; propping open building entrance doors; obstructing stairwells, elevators, or common areas. Waste must be disposed of using the correct bins (recycling is separated; instructions are in the guest manual).
6. No smoking, vaping, or cannabis use indoors. Smoking of any substance, including tobacco, cannabis, vapes, e-cigarettes, and shisha/hookah, is strictly prohibited inside the property. Smoking on balconies is permitted only if cigarette butts are disposed of in the provided ashtray and never flicked or dropped from the balcony. Evidence of indoor smoking (including smell, ash, burns, or butts) results in a €250 cleaning and remediation penalty, plus any additional documented costs if professional treatment, textile replacement, or lost booking revenue are required.
7. No pets. Pets are not permitted in any of our properties. This includes overnight, day visits, and pets belonging to visitors. Exception: service animals are welcomed in line with Airbnb`s Accessibility Policy and applicable law; please inform us in advance so we can prepare the property appropriately.
8. Keys and access. Guests are responsible for keys, fobs, and access devices provided at check-in. Keys must not be copied, lent to non-registered persons, or left in the lock from the outside. Lost keys or access devices must be reported immediately. The full cost of locksmith call-out and lock/key replacement (typically €80–€200 depending on the lock type) will be charged to the guest.
9. Damages, stains and reporting obligation. Guests agree to use the property with reasonable care. Guests must report any damage or incident during their stay via the Airbnb message thread, so it can be addressed promptly. Concealed or unreported damage discovered after checkout will be claimed in full through the Airbnb Resolution Center. Reasonable wear and tear is expected.
