Nestled on the scenic slopes above Batroun in northern Lebanon, this luxurious 4-bedroom heritage villa offers a private getaway where history, luxury, and nature converge. With panoramic views of the ancient Smar Jbeil citadel, the Mediterranean Sea, and a backdrop of mountains and valleys, Amani villa epitomizes a haven of tranquility.
Built over a century ago next to a majestic oak tree, the villa’s facade testifies to the passage of time, while the interior has been entirely refurbished to blend heritage with modernity. The 30,000 sqm property, with its expansive terraced garden and relaxing pool area, is ideal for large reunions or more private retreats. Amani Batroun is available to guests for brief getaways or extended stays.
The main house features a grand central living room with an impressive ceiling height of 4.80 meters, leading to three elegant bedrooms and a fully equipped kitchen. The living room, designed as a gallery, combines mid-century charm with baroque and contemporary elements, highlighted by antique and custom-made furniture by a renowned architect. The ceiling, adorned with a series of quicklime-coated vaults, seamlessly connects the sea and mountains, running from one terrace to another.
The spacious kitchen is equipped with everything a gourmet chef might need: an extra-large refrigerator, a dishwasher, an oven, a stove, and a microwave. The kitchenware and accessories are comprehensive, including a coffee machine, kettle, and toaster. A laundry room, complete with a washer-dryer and service toilet, is located at the back, beneath a mezzanine with a folding bed.
Each of the luxurious bedrooms offers a sanctuary of comfort and sophistication. Furnished with top-quality mattresses, high-end air conditioners, and electric blinds for complete blackout, every detail has been carefully considered. -The Yellow Room, 30 m², bathed in golden light, features a 180 cm wide bed and a dedicated bathroom. -The Blue Room, 30 m², includes a 180 cm wide bed and a cleverly concealed bathroom. -The Twin Room, 30 m², accommodates four people with two 120cm beds and two mezzanine beds of 90cm each, and offers direct access to a bathroom. -The Stone Room, a secluded guest sanctuary nestled on one of the garden`s many terraces, features an 18 m² guest room with a toilet, industrial-style shower, and brutalist washbasin. Near the pool, this minimalist yet comfortable room provides a bucolic retreat immersed in nature.
The main house is surrounded by lush vegetation, with breathtaking views in all directions. The outdoor space is vast enough to host large parties while offering intimate corners for smaller groups. Numerous sofas, a hammock, and tables offer varied seating options with different scenic view options. Steps lead down to a pool surrounded by resting beds under a pistachio tree or to the roof of the guest room. An outdoor shower and toilet, set amidst nature, provide the sensation of living among nature. Full detailed house rules will be sent immediately after booking confirmation. Janitor Services: Our live-in janitor, residing in a separate house, ensures the maintenance of the garden, the house and pool while providing added security for our guests. Housekeeping: The janitor’s spouse manages daily housekeeping tasks, including cleaning, laundry, ironing, and meal service (excluding meal preparation and personal laundry). Culinary Services: Enjoy our cooking service, available upon request for lunch or dinner, with meals prepared on-site or delivered. This service is billed separately. The production of noise that may be heard by neighbors is strictly prohibited, unless it is covered by a separate contract dedicated to events. For the avoidance of doubt, “production of noise” includes, without limitation, sound from music played through speakers, live bands, live singing (with or without microphones), or any other form of amplified sound, as well as non-amplified sound if generated at a volume or intensity that might cause disturbance to the property’s surroundings. Music devices of any kind, as speakers, or sound dock brought by the guest are strictly forbidden. The only music device authorized is the JBL sound dock belonging to Amani, and turned on at a background level so that the sound cannot be heard by the any neighbour. The guest acknowledges that the owner is committed to preserving the peace and quiet of the neighborhood. Any breach of this policy may result in immediate intervention by the owner’s staff, termination of the stay, and forfeiture of the security deposit. The guest shall respect the neighbors’ peace and quiet, especially from 10:00 PM to 8:00 AM; and will keep noise levels to an acceptable level during the stay to respect the peace and privacy of the neighborhood.
Parties and Events: For an invitation exceeding 20 persons or for music installations, or any kind of noise or any activity likely to disturb the tranquility of neighbors, please contact us for a quote. Parties, events, and large gatherings or loud music, or any activity likely to disturb the tranquility of neighbors, follow a different pricing scheme and are not allowed inside the property without prior written approval from the host. All approved events must comply with special House rules for events, including noise and occupancy.
- Property Use: The client will use the property for personal use. Any use of the property beyond personal, including filming or subletting, organizing an exhibition or an event or party, is subject to a different pricing scheme and a written authorization from Local Host. Only background music is allowed, at such a low level that no neighbor can hear it.
- Noise and Disturbances: Quiet hours are upheld from 10:00 PM to 8:00 AM. Please keep noise levels to an acceptable level during this time to respect the peace and privacy of the neighborhood. Party level music is strictly forbidden.
- Parties and Events: For invitations involving more than 20 people in total on site, or music, or any activity likely to disturb the tranquility of neighbors, please contact us for a quote. - Security and Safety: For security reasons, ensure all doors and windows are locked when leaving the property. Guests are responsible for their personal belongings and valuables during their stay. Care should be taken while moving in the outdoor area especially near the edges of the terraces, gardens and all outdoor areas. Extra care should be taken when carrying children.
House Rules:
- Smoking is strictly prohibited inside the property. Any detection of smoking odour will result in a penalty of $300. - Please do not leave the air conditioner on unnecessarily during the day. - Please ensure that the window handle lies flat to allow the blind to be lowered correctly. - Save water, save the planet! Excessive consumption might result in water shortage. - Don’t throw toilet paper or other items in the toilet drain. - No pets are allowed inside the property or in the gardens.

*Important Notice – Pool & Terrace Renovation: From October 7, 2025, to MAY 15 2026, the pool & terrace area will be closed for a series of thoughtful renovations designed to enhance the overall experience. During this period, access to the terrace will not be available. The fourth bedroom, lovingly known as the Stone Room and located just beneath the terrace, will remain open and welcoming, with its own secured and dedicated entrance to ensure both comfort and privacy.
