Welcome to your Poconos escape, a spacious, two-story retreat designed for connection, comfort, and a little bit of everything. With 5 bedrooms, 4 bathrooms, and over 3,000 square feet, the home is perfect for large families or groups traveling together. You’ll find a thoughtful mix of cozy gathering spaces and private areas to unwind, from the warm living room upstairs to the entertainment-filled lower level. Whether you're here for lake days, ski trips, or relaxing weekends, the home is set up to make every moment easy and memorable.



This home is perfect for the whole family! For the younger ones, you're welcome to use the 2 provided pack-n-plays, kids' dishes and cutlery, high chair, and baby gates.



🛏️ Bedrooms



Each bedroom is designed to give you your own comfortable space to recharge, complete with TVs in every room so everyone can wind down their own way at the end of the day. The layout offers a great balance of privacy and flexibility for both families and groups.

Bedroom 3: Queen-over-twin bunk + additional twin bed (perfect for kids or group setups)

For additional sleeping downstairs, there is a full bed in the pull-out sofa in the theater room you're welcome to use!

Bedroom 4: The Primary Suite has a king bed with private en-suite bathroom (walk-in shower)

Bedroom 5: The Loft Area - King + additional lounge/sleeping space, plus poker table and games

Downstairs is all about entertainment and making memories.



Start with a few rounds of pool in the game room, then step right into your private theater with 85" screen for a full movie night experience, complete with a popcorn machine, beverage cooler, and plenty of space to spread out. Also in the theater room is a full pull out sofa bed, avalible for use during your stay!



With direct access to the lower porch, this level is perfect for keeping the fun going without ever leaving the house.

190-acre lake with beach access (4 minutes from the home)

Guest Access:

With the exception of the garage and 2 locked supply closets, you'll have full access to the entire home, including all indoor living spaces, game room, private theater, outdoor deck, and hot tub year round. Everything is yours to enjoy during your stay.



You’ll also have access to Towamensing Trails community amenities (seasonal), including the lake, beach, pool, and sports courts.



A smart lock is installed for easy, contactless entry. Your unique access code will be sent 3 days prior to check-in, so you can arrive on your schedule and settle in with ease.



🚗 Guest Limits & Parking

- Driveway parking: up to 5 vehicles

- Maximum occupancy: 14 overnight guests

- Primary renter must be 24+ years old and present for the entire stay

- All reservations include a $25 HOA rental packet fee, which provides:

- Up to 5 vehicle passes

- Up to 8 guest wristbands for amenity access



Wristbands are required for guests ages 6+

Additional day passes: $10 per person/day (cash only)

Must be purchased by the primary renter with photo ID and rental packet

No refunds if amenities are unavailable due to unforeseen circumstances



Amenities are open Memorial Day to Labor Day:

Pool: Open daily from 11:00 AM – 6:00 PM.

Beach: Open daily from 11:00 AM – 6:00 PM.

Boats: Available weekends only starting Memorial Day; full-time daily rentals begin Father’s Day weekend.



All amenities are subject to availability and operated at the discretion of the Towamensing Trails community.



Other Things to Note:

To help ensure a smooth and enjoyable stay for everyone, there are a few important details to be aware of before booking.



This home is located within the Towamensing Trails community, and all guests are required to complete a registration form prior to arrival. This form collects basic information such as names, contact details, and vehicle license plate numbers. A link will be sent after booking, and it must be completed at least 5 days before check-in to ensure access to vehicle passes, wristbands, and trash facilities. Without this completed form, the HOA will not issue access credentials.



The home has a maximum occupancy of 14 guests and allows parking for up to 5 vehicles in the driveway. The primary renter must be at least 24 years old and present for the entire stay. This home is best suited for families and respectful groups looking to relax and enjoy the area — parties and events are not permitted, and guests are expected to follow community quiet hours and guidelines.



No pets are permitted at the home.



Please note that community amenities, including the pool, lake, and recreational areas, are seasonal and subject to availability. Their operation is managed entirely by the Towamensing Trails HOA, and access or availability cannot be guaranteed. No refunds will be provided if amenities are closed due to weather or unforeseen circumstances.



During the winter months, the home is located in a mountainous area where snow and ice are possible. For your safety and ease of travel, all-wheel drive or four-wheel drive vehicles are strongly recommended.



🚦COMMUNITY RULES:

- Quiet Hours: 10pm - 8am

- No feeding of wildlife

- No fireworks or outdoor fires | $500 fine

- 15 MPH speed limit throughout the community

- Guests must comply with all posted community rules



The primary renter will be responsible for any violations by their guests and any fines/tickets incurred during their stay. Reimbursement will be requested immediately via Airbnb upon receipt of any fines. Failure to pay within 48 hours will result in an additional $50 fee.

🚫 PROHIBITED BEHAVIORS:

- No parties of any kind

- No smoking inside the home | $500 fine



🚨SECURITY: There are two security cameras and a Ring doorbell on the front of the home, recording audio and visual to ensure the safety of our home and our guests.



🗑️ TRASH DISPOSAL: Guests are responsible for removing their trash from the home and bringing it to community compactors. If trash is left behind, a $50 fee will apply for host removal (up to 8 bags); additional fee of $5 per bag applies for more than 8 bags.



🌪️ ACTS OF NATURE: We do not provide refunds for temporary outages (less than 24 hours) due to weather or other uncontrollable events (e.g., snow, power outage, wind, rain, internet disruption). Outages lasting more than 24 hours will be handled on a case by case basis. Refunds for travel delays or cancellations caused by such events are not provided.
